Breakfast bar - yes or no

Hi. We have lived in our Barratt 4 bed detached from new since 1997. We fitted a new kitchen in 2014. However there are two outstanding options on what else to do.
a) Do we convert the integral garage into a TV room or playroom for visiting family children or leave it as a garage, which at the moment is just full of junk and
b) Should we knock out some of the dividing wall between the kitchen and dining room and fit a breakfast bar which we loved when we had one years ago when we lived abroad. There are only the two of us retirees living here now and sooner or later we may sell up and downsize so the question is will these two possible mods increase or decrease the value of our house to prospective buyers.

Hi Stefan,

Regarding the garage I would leave it as is, if you are planning on selling than I would leave it for the next owner to decided if they need the storage or the extra living space.

As for the breakfast bar and knocking the dividing wall this might be a better idea to add value to your home. Most clients are going for an open plan dining/ kitchen area. Having this arrangement is great for social gatherings and a breakfast bar is great for informal dining.

If you could show us a few photos or your current kitchen we might be able to suggest a few more ideas.

If you don't really need the extra space from converting the garage then I wouldn't bother. I think not having a garage might put some people off.
The breakfast bar option & opening up the space a little sounds good. Lots of people like more of an open kitchen / dining area.

But a lot of people on the same estate have converted their garages and people with garages park on their driveways anyway. I reckon £5k to convert it (5 x 2.75m).

I am pretty sure if its real timber it will be Spekva.dk You can order from most local good quality kitchen retailers. You will be looking at around £1300 + Vat for this size and thickness you can order matching table too. Fantastic quality brand from Denmark ( like our wardrobes )

They park on their drives because everyone needs a garage to store all their junk! ;-) We've knocked down our garage & built an extension for a kitchen so I'm not against repurposing garages, just depends on how much you need the extra space. A floor plan of current living arrangements might be useful. Someone buying in your area might just go for yours with a garage than one without.

I've painted the four walls of my north facing bedroom in Dulux Copper Blush and it's too dark. I was thinking of trying to brighten it up with Dulux Copper Cluster but I'm not sure how?
Shall I paint one wall, do a paint effect or something else?

I would also leave the garage as is as I think people want the option for car parking or storage.

Most people now don't use a dining room other than on special occasions so knocking the wall down would make your room much more social and up to date... this is what most people want to achieve.

Attached are photos of our kitchen and dining area which share the same wall. It is load bearing wall.
Access into the kitchen is by the arched doorway from the living room. French doors from the dining area open out to a small conservatory.
