Cold water pipe condensation problem

The previous owner of my flat had a combi boiler fitted so the cold water tank was bypassed. The cold water pipe is now not attached to anything but is gathering a lot of condensation which is causing a damp problem.
I'm not sure of the best way around this issue - has anybody had any experience of something similar?

Sounds like you need a plumber to cap off that particular pipe lower down the building- it is after all redundant now.

hi can you provide a photo of the outside of the property. it may be the fact that the cupboard is built using a single skin of brick and the condensation is merely the cold exterior and warm interior allowing condensation on the inner wall. if you can take a photo and also measure the thickness of the wall at this point between the interior and exterior. post as much as you can and I can review as much as possible. best Rowland

Hi my question is why is water tracking into the house via the screws in the plywood. it suggests there is a problem in the render as water shouldn't penetrate this to get to the screw. it could be condensation caused by cold bridging with hit meeting the cold exterior temperature. you should have a breather membrane and proper designed wall. interstitial condensation is where condensation occurs in the structure and needs to be designed to occur in the right place. if you get this worked out you wont have long term issues. Did you use a construction professional to help or did the builder just decide in the detail. get some solid advise from a surveyor before putting any insulation in to safeguard the integrity of the building. sorry to sound negative, but you need to make sure your wall system is correct. best Rowland

we have a large 4 bed bungalow which is at least 25 years old (possibly older) and has UFH installed by original owners (we’re owner #3). We bought it last year. it works ok on the whole (house is warm) but there are huge gaps between the pipes so large areas of cold spots and we have marble flooring everywhere. we’ve replaced the boiler, hot water cylinder, individual thermostats and installed new manifolds last year but our bedroom is freezing!! its not windows leaking cos weve changed them all this autumn. having called in a different heating engineer to the one that did the work last year, he says either the pipes in that room are either too few to heat it based on shat he can see on thermal camera or there are pipes that arent working in that room that cant be picked up by infra red tech. to try and isolate it to flush it clear would require an upgrade on the manifolds (more money) and even then there’s no guarantee he will find a non working pipe…so could be a waste of time and money. looks like our UFH was probably laid by an amateur hence lay out is poor in places. we could add a rad in that room but…given the age of the underfloor heating would it be better to just opt for rads everywhere and dump it to avoid future problems down the road given its age? it needs decorating throughout anyway so if we’re going to do dump it, i’d rather do it now but then part of me thinks im spending more money on heating when currently it‘s working fine if i can find a heating solution for that bedroom. what would you do please? the heating engineer is suggesting 3 options but not really advising which to do in our shoes and im round and round in circles. we plan to stay here for 10 plus years: 1. upgrade manifolds, isolate and flush pipes in bedroom to see if there’s another pipe/loop thats not working and clear it but no guarantee there is a non working pipe so that spend could be pointless and we’ll still have a problem. 2. Leave manifolds as are and add a rad to that 1 room but it will share the same thermostat as UFH so when that’s up to temp, it will turn off rad so potentially still a cold room 3. install new rads every where and decommission UFH i really would be very grateful for any advice here.

Thanks to everyone who replied Just an update So over the weekend, went up to the attic, armed with several tools. One was a pocket temp and humidity gauge, which showed an initial reading of 2 C and a humidity of 90% I also bought an industrial strength dehumidifier, Powerdri 18 L, and popped it up on Saturday morning. It claimed to suck up to 18 L of water per day. Came back in the afternoon, just had around 100 mls in the water tank, a damp squib. Humidity still remained at around 75 and temp the same. So got my portable heater, the standard one you use in the room and left it on for a couple of hours. Returned and hey presto, the humidity was now down to 60, temp went up to 14C and the droplets/condensation on the felt seemed to have evaporated ..great success (Borat) In the meanwhile, I pulled all the insulation back, the ones which I feel had blocked the eaves Not 100% sure they were blocked but yes possibly. There were other areas in the loft, where the insulation had definitely not caused any blockages. Sunday was much better. Switched off the humidifier and the heating and re-checked the temp. It was around 5 C and the humidity around 85%, which was the same as outside. So I presume airflow is present, from interior to exterior, if both have the same humidity? This is all from my end. Will repeat the same over the next weekend. In the meanwhile, I hope my felt lap vents will finally arrive and may make a difference. Or as Jonathan said, could be just related to the cold snap and me vigorously pushing the insulation into the eaves. Fingers crossed but the dampness is not to be taken lightly, seen mould grow like wildfire , if this is ignored KR Mel pics? pre and post-insulation being moved
