The dilapidated coach house was completely demolished and rebuilt with a larger footprint. Very slick contemporary staircase, and luxury cinema room on the first floor.

What an amazing property!! Whichever type of lights you do decide on you can give it a lot of dimension by adding some very basic smart lighting control. We suggest a few low cost and almost invisible multi-function sensors that monitor light level, motion, temperature and even weather, the lighting can dim gently up or down, on or off to give this beautiful building a living breathing mood adapting constantly to it's surroundings. I know PP rules are different n Scotland, but here in England in some local authorities it can be difficult to get permission for a new build that is as large as the old plus extension would be. If that is the case for you, it May be worth exploring how little of the old you would have to retain for the build to be classed as an extension. It might be as little as one wall, tho I agree the VAT savings are v attractive on new build.

It looks like what is on the surface is efflorescence caused by damp - either current or historic. There’s possibly no dpc in the chimney structure. Old houses need to breathe. I would not sand and seal, you’ll just trap moisture in the structure. Better to rake out modern mortar and replace with lime mortar which will help damp escape. Have a look at magazines for period properties ( or their websites) , there are often articles about managing damp and or efflorescence in period homes.

I am guessing there is a view to the front which warranted a previous occupant adding the add-on balcony?? The obvious features that date the add-on are the balcony railings, the arches and the awnings. Do you want to retain the balcony? You could replace the railings with something more modern and square off the arches- either for real or using facia to distract from the curves. I imagine the add-on makes the ground floor room dark as it partly obscures the window. If you want to retain access onto the balcony from room over garage, you could reduce size of add-on so it only hangs over the garage. I would also update the brown garage doors and window frames- a cheap option could be to repaint rather than replace. If you are overlooking the sea, render would need more maintenance. I also think the brickwork is OK so maybe make some of the other changes first before deciding. And remove the awnings whatever you decide to do! Check what can be done with planning as permission may be require for some of the changes you decide to do.
