Ballpark cost of getting one-bed flat redecorated?

So having decorated our new loft extension and stairwell, I'm thinking it will just take too long to decorate throughout. As we are contemplating letting out the flat, we're thinking it might be worth just getting someone in.

Can anyone suggest what it would cost to have a 500 sq ft flat decorated (1 bed, 1 living room, 1 kitchen, 1 bathroom, hallway and stairwell) - walls, ceilings and woodwork?

Preparation should not be too onerous as we would just want to paint over the off-white painted walls, leaving the lining paper on. We know what shades we want, and we don't need any design element - just a good old fashioned decorator who takes pride in their work.

We need to be realistic, i.e., not what it 'should cost', but what it will cost given that we live in south-west London and probably don't have time to get five quotes.

Hi Adrian,

I think you need to spend the time getting the quotes.

It will depend on the area massively and the type of person you hire as well as if they are purchasing and the sizes of the rooms, any woodwork, windows etc that need doing.

Getting several quotes of local suppliers you will have a better idea of what you're getting and what is reasonable to pay for that work. You will also then have something to negotiate with to get the best price from who ever you go with.

Take a look at whatprice.co.uk and checkyourprice.co.uk to get a ball park figure and then, as said above, get some quotes that will take into account the specifics - location, size, etc.

Welcome neighbours - we're also in Streatham. So, remember that Planning and Building Regs are two different things. Firstly, Planning. Permitted Development rules do not apply to flats, so things that can normally be done to houses pretty informally (loft conversions and extensions within certain maximum sizes are examples) need a full planning application for a flat. Look at the planning portal and check what you need to apply for. Lambeth is annoying as you have to do a pre-planning application if you want an opinion (they got rid of the duty planning officer advice a while back to cut costs) - a bit of a scam really, you would be better off hiring a proper planning consultant/architect used to Lambeth and getting your application right first time. We did everything under Permitted Development (house), so did not have to go down that route. Building Regulations then need to be complied with when doing the work allowed under Planning. Rather than organise site visits/inspections with the council, who are notoriously hard to get in touch with, we used a private company, London Building Control, who were excellent. It costs a bit more, but you don't spend your whole life chasing council employees who are unmotivated and useless (in Lambeth's case, anyway). Generally, internal changes (removing walls and using steels etc) do not need planning permission of any sort, but are definitely a Building Regulations issue: and you will need to show proper structural engineering drawings with calculations and steel specs etc. Good luck!

I like the idea of moving the kitchen into the bedroom. But I think it would be a mistake to split up the shower and toilet. It looks like there is room to have a wet room off at the back of your bedroom (with some clever storage), which would save you the expense of moving the plumbing/waste pipe. In general people don't like toilets coming off living spaces. If you do want a bathroom separate from your bedroom for guests I would go with Jonathan's idea (which is the best use of space imo but more expensive). Good luck!

Hi again! Sooo speaking to the architect today this seeems to be the latest, slightly tweaked to incorporate a cupboard into the tiny room stealing it from the corridor slightly. We can't see a way to make access to the third bedroom not go through the long room, so a door from there will have to do! kiwimills - i really like your ideas. however the twin bedroom at the top needs to have a window to officially be a bedroom? (also, what's WR stand for, sorry?) We have a rooflight there because it's over the single storey side extension. OnePlan - thanks so much too. I love your ideas but we are not keen on having to re - make up the bed everyday by using the front lounge as a murphy bedroom and lounge - But I do see where you are coming from! I like the simplicity of this design actually. So the kitchen island and table, would they be the same height? Like higher barstools? Jen P - Thanks so much too! However we are pretty keen on the play area looking out over the garden, and having a single bedroom there means we lose that view. But i know we have to compromise somewhere... We can't knock the bathroom walls without huge costs with steels which we are trying to avoid. We can knock a doorway but not the whole wall down. Hello, I have just read your remit again. You are hoping for two bedrooms, reception, kitchen and bath/shower room but you cannot extend further than existing bathroom. I am really not sure that is feasable. Switching the bed and reception around would give you access to the rear from the reception with one bedroom at the front. You could move the bathroom to the middle (on the other side of the relocated bedroom) then combine what remains of the kitchen with the old bathroom (squaring it off with an extension to make a kitchen with a small dining space looking oit to the rear. All this is dependent on structural walls and cost implications. Your home would be better configurated but it would still be a one bedroomed flat.
