Money saving ideas for kitchen extension, side return build

Looking at a side return kitchen extension for 1930's terrace - looking for ways to reduce costs + opinions on the following as potential money savers:

  • New walls in Blockwork rather than brick (render on outside)
  • Plywood sheet as an alternative interior wall cover.
  • Avoid unnecessary removal of existing structure.
  • Minimise tiling.
  • DIY removal of current kitchen.
  • Exposed electrics / fan outlet using conduit?
  • Exposed steel beam?
  • Exposed rafters within side return roof? (pitched)
