A View To Die for (House Extension & Renovation)

The existing semi-detached house with garage to the side was modest but located with the most wonderful views of the sea. As such our clients decided to undertake a radical transformation of their home to which they were returning.

The work included a large extension to rear to include GF bedroom, bathroom, utility room and open-plan living with new kitchen. Finished in zinc and with two gables the extension has a unique style. The existing garage which was in porro condition was demolished and a new lounge was built with a large area of glass to capture those sea views. The remainder of the ground floor was renovated to complete the transformation.

We liked the idea of open plan living so when doing our research we focused on companies with expertise in this area. We found the Shomera website first class in helping us to choose a contractor. We were also fortunate in being able to see a sample of work they did in the area.

In addition to an open plan we also wanted a design which would enhance our enjoyment of our seaside location. Michael Fahy's excellent concept design really captured what we had in mind. The project was delivered on time and completed to the highest standards. It was a pleasure dealing with all members of the Shomera staff each of whom we found to be very professional. We particularly appreciated the weekly updates on progress and the work schedule for the following week sent out by Carol, especially as we were not able to be on site very often.

We are really enjoying our newly renovated and extended home and have no hesitation in recommending Shomera.”

Hi, thanks for your response. In answer to your question, I am not a tradesman but am quite handy when it comes to DIY. I am happy to do all the finishing work, decorating, boarding out etc if required. I can install the bathroom suite and kitchen units. I have done plumbing previously. I don’t think this survey tells you much and certainly not enough to decide to walk away. It hasn’t found the cause of the problem so there cost of the solution can’t be estimated. No Victorian houses were built with damp proof courses. They rely on being slightly raised from ground level. You might explore if a side path is too high, or if a rainwater gutter is running down the outside or if a drain has cracked. You might look at the cracking at the back- if paintwork only is cracked then it’s a maintenance issue but if the cracking affects the brickwork or can be seen inside then it’s more serious. Once you understand the cause of the problem you can better understand the costs involved. As far as repairing damage the survey doesn’t actually say what the damage is. It might be that when you take up floor coverings it’s fine or you might have some rot and need to replace timbers. It think you need to investigate further before you can decide. A builder or a timber and damp specialist needs to be able to lift floors and properly inspect. Be aware that some specialists charge for this service.

We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.
