Need more details. Why are you considering changing layout? What doesn't work? what do you need? Extend or remodel?

Flip the stairs 90 degrees so they are on right hand wall (ie you walk through door and go straight ahead up the stairs) Turn the remainder of the living room into a small snug, with a door to the rest of the ground floor. Extend into your side return and create open plan kitchen/dining+ seating area if there is room. Open plan area would replace what is currently the sitting room, kitchen and side return. Keep the utility you want at the end. Upstairs - front bedroom loses a little width because of new stairs but can be widened the other way, creating a better proportioned room. Small landing with access to other bedroom and bathroom. If you want you could build up your side return extension to a 2 storey to create more room for the bedrooms upstairs. Just an idea, hope this is helpful! Is the house terraced/semi/detached?

Hi Johnathan, thanks for the comment. The set up is not the exactly same the other side of the wall, however it is raised on the other side as well so I believe you are right about the garden wall. However perhaps the step can be reduced in size? I attach another picture. It seems to house some draining system and I think it may be just an addition to the house to hide something. Any thoughts what? I don’t think I will be pursuing digging down in the basement to increase height due to cost. So In the plans I used the basement as an occasional bedroom (hopefully with en suite). A very amateurish plan attached. What do you reckon?

Hi Rachael, This may or may not be something you considered. In our area, we've had a number of bungalows put dormers in to become chalet bungalows and we've even had a few of the detached bungalows add on another floor and become a 2 & even 3 story home. Renovations - like £50K-£100K average for a loft conversion are easier on costings depending on footage, spec & if there will bathrooms. However I've never worked on a complete story addition, so would only be a guess of £75K +++, if very frugal - (may be able to get it that low with simple layout - but would think with your footprint size, would be more than £75k - would just have to get some quotes). You will have to check the head height of your loft space for a loft conversion and seek planning permission for either of the above. Either option would give you a massive extension to the property and allow you do more with your downstairs. If you are looking for a low-cost (relatively - as still updating bathrooms & getting new kitchen) practical option - knock through the current Dining Room & Reception Room to make one open-plan space housing kit - diner - lounge (lounge at front of reception, dining at back of reception, & kit in dining room). Add larger glass wall & doors, sliding doors or concertina to back of current Reception Room to open into garden. Convert current Kitchen into TV snug / 2nd reception Use one of the bedrooms as an office if you are able Add an ensuite shower to the last back bedroom (just enough room for this) Do any aesthetic updates & decorating to house & current bathrooms. OR If you don't want to keep the garage: Knock the Garage, Kit & Reception Room into one large open plan, triple aspect space or just Garage & Reception Room (keeping kit as a snug) ... have large kit - dining - lounge area with great views all around and glass access into the garden Use the Dining area as office or 2nd reception / snug Use one of bedrooms as office if you need to and are able Add ensuite shower to the last back bedroom Update bathrooms, decorating & aesthetics of home Good luck & best wishes!

So much potential. I'm not sure if that question was for me, but I would demolish the lean to, at least partially. It might be possible to save the supports to create an open structure-hard to see from the photos. I would enlarge the French windows from the drawing room. "Too much work" is subjective. Different people have different tolerance to disruption but, as you say, the layout isn't really functional for you at the moment. It's certainly less work and expense than extending. The problem of supporting walls crops up all the time. When you're looking at a project of this size, the cost of getting a structural engineer in to do the calculations and then have the necessary steel put in place is pretty marginal. The Building Control officer will then come and sign it off, as you probably know.

Is it too small? If so please upload a plan where the room sizes are clearer.
Is just one room too small for you?
Do you need extra room?
Do you feel disconnected from the garden?
Do you need more bedrooms?
Do you need a room dedicated to anything such as working from home, a craft room, kids space room for an enormous TV, a dependent relative, a large wine collection
Are you looking to spend £5000 putting in openings between rooms, £50000 putting the kitchen elsewhere or are you looking at a £250000 project of extension and remodel?

Larger kitchen, indoor pool narrow around 2.5m but min 7m long. Budget around 100k plus whatever kitchen costs modern white handless with quartz or similar worktop.
