Have you done an extension on a reasonable budget? Please share!

Hi Houzzers,

We're planning to do an extension (ideally side return but possible rear only - depends on cost) to a Victorian terraced house, and would love to see some inspiration on a budget. I've looked at lots of Houzz tours and they tend to be huge houses in west London - with huge budgets. It would be great to see what can be done on a smaller budget! So, if you've done an extension on a budget (say, around 50k or even less!), it would be great to hear about it and/or see a picture.

Base it on around £1500 - £2000 per m2 to give you an idea of costs. We have just done a 44m2 extension for well under £1000 per m2 but have done everything ourselves.

We had a tight budget for ours and found it hard to keep with in it and not be swept away by ‘just adding this’ ideas.
We have now created a project management tool to help.

Thanks @zenoobia. The reason I put the new bedroom at the back was due to the window / sunlight. Moving the new bed to replace the existing lounge would mean no windows in that bedroom. If you notice in the pics above, there is a garage to the right and therefore, it is not possible to have windows on the side.

Fair points canonja & rinked.I really liked your layout rinked and it has made me think. We did start with this idea initially however, wanted a bigger kitchen. Hence move bathroom to the corner where it will also be an ensuite. The wall in the study is only in the design if we construct in phases leaving the garage bedroom out. That makes bedroom 1 much larger. I also recognise that there's lots of space in current kitchen so perhaps that could be used for the utility space! Can there be s way to have the bathroom/ toilet elsewhere in the garage space? We are also installing s new megaflow system.
