What room is best looking into the garden?

In process of planning extension and now wondering if the attached layout is best suited for our needs as well as remaining flexible for future sale.
So would you swap the kitchen and dining around? Main reason we put it this way is because I didn't like the idea of walking through kitchen to access another room. Having the dining in the middle seems to make it less awkward.
A must is that we keep a separate/yet attached to house studio/annexe space which is what the extension was mainly created for.
We can't really extend further due to cost and partial loss of garden and side driveway.

Comments (21)I would suggest having functional roman blinds inside your square bay to keep the bulk out of the corners. When open, this optimises the natural light and keeps the view clear and open. When the blinds are down at night they are much more opulent and cosy than roller or wooden blinds. To dress the window I would opt for dress curtains on the outside of the bay to dress and frame the window and really make it a feature. Comments (9)I think perhaps it may be best to be pragmatic with the flooring based on the actual space. For instance, we've had Amtico flooring in wide planks put down in our kitchen. The perfect choice would have been to run them vertically from the door. However, being an older house, the walls aren't all at right angles to each other and it would have been highlighted by the planks. So we decided on diagonally, moving away from the door to draw the eye into the room, however, because of some odd shaped steps on an angle, it would have meant that once again there would be odd slivers of plank. In the end, we had the planks running diagonally towards the steps, so there were no awkward slivers of plank anywhere. Personally, I think it's resulted in a much more interesting floor. So I would opt for the first option - diagonally, which may prove to be easier in the smaller spaces like the bathroom, which may be difficult to lay at right angles to the walls and make a much more interesting floor.....See MoreWhat is looking good in your garden right now?

Comments (8)Is the building insulated? If not I would go for external insulation and rainscreen cladding (cedar, larch, thermawood, Hardieplank... loads of options!) I would go for - Double sliding/French doors on the office/playroom side - Partially glazed door for the shed storage. - Gravel the side and front of the building - Trailing plants along the side to improve the view out of the windows. I’m just about to start a garden office and we’ve gone for insulated roof panels, a simpler way to have an insulated finished roof without the need for multiple roof joists and all the necessary layers to make up a cold/warm roof! If you can, I would increase the pitch of the roof to at least 5 degrees, add some overhang all around (especially the front) and install guttering and a soak away. If you’re up for the work, I’d reseed the garden and add some topsoil. - Raised beds down the sides - Paint/stain the weathered fence panels - Maybe some nice tiles or pavers on the patio with a table and chairs...See More
5 years agoHi Tani, Thank you for commenting. The current plan for studio/annexe is to have the external access (from rear garden) and it will be a studio (either with a Murphy or sofa bed for flexibility). We rearranged some furniture and the door position connection to main house(see attached drawing). The reason we did not do a full back extension is that we could not work out a way to include all we wanted and to ensure all rooms had a window (we are semi-detached). For resale purposes we wanted to ensure the house cod be classed as at least 3 bedrooms without doing to much internal restructure or redecorating to main house.

- 5 years agosorry I meant to attach. Jonathan on here also kindly drew another optional floorplan for us, which is fantastic. However for the costs involved in all the extending & changing we would need to make to achieve it, we would be cheaper moving and it's not our "forever" location so budget is important.
- 5 years agoThanks for the compliment. The earlier plan dealt with Sn earlier stated desire to have a bigger second bedroom and bigger bathroom. If budget is more important than those things then you could do this smaller extension
