A very pleasant kitchen, 10 out of 10!. It will be good to see what dimensions you had to work with. great design!

I'm not sure I understand why your kitchen can't be re-used if you extend sideways? Is that what you meant? The kitchen can be re-used wherever it is at the moment. Yes, you may need more units, but mix and match colourwise is in at the moment. Many people have a different coloured Island to the rest of the kitchen, so that shouldn't be a problem. Yes, you will incur costs with a steel on the side, but it is a standard build and you're not bolting steels together, so it really is relatively easy. You just have to get a structural engineer to work out the load and the steel required. The rest is brute force and donkey work for the builder. I would contact a few building companies - If I ever need help on a build I use MyBuilder. Tell them up front that your budget is 25K decked and finished, with a small contingency and that is also to re-use the kitchen. I usually find that if you stick with one firm, you get more for your money - makes sense, as they're earning more in one place, so, easier for them. If they can't do it for the price and make sure you get a fixed price quote, then they won't want the job and you can move on to the next one. Yes, you can save money by doing all the boarding out etc, then get the builder back to plaster, but if you don't know what you're doing with the electrics, plumbing etc, you can't board out successfully, you'll just create problems. So, try and get a fixed price quote first, you may be surprised.

Hi I've done a quick sketch to get you started & thinking about your options (you are probably thinking about them 24/7 anyway! I've shown a door from kitchen into storage - not absolutely necessary but would mean the storage area would be a very usable utility room/larder also. Kitchen storage is not huge in this layout and there is no room for an island, but that may not be a priority for you. I've also shown a storage wall in the dining area - again not necessary - really depends on your wants & needs. I've shown the reduced door opening - ideally I would leave it larger. As I say this is just a starting point to help you decide what you want & don't want! Best of luck with the project.

I'm just commenting so as to give this a bump, hopefully someone with better ideas will come along :) I understand why the side door has gone in and it's also a bit of a trek with shopping. Could you not however move the new porch door and coats to the opposite side (maybe make the porch very slightly deeper) and then you could have a door straight into the kitchen from the hall? The seating area doesn't work for me, it looks much too close to the kitchen to be safe. I would also think about the safety angle of the hob on the peninsula with seating behind, splashes go a long way. By eye it looks as if you could have an island, maybe move the hob along and have seating in an L shape. I then might have a loveseat or something against the utility wall although you could just add a banquette/DiNing sofa to the table so you get a comfy seat with garden views (I assume you're not having a tv so just want the view?) do you have a plan with exact dimensions and maybe someone could mock something up? I don't think the kitchen is small in any case :) i might also think about the bathroom layout with the vanity in front of the window re having a mirror
