Comments (54)Hi again! Sooo speaking to the architect today this seeems to be the latest, slightly tweaked to incorporate a cupboard into the tiny room stealing it from the corridor slightly. We can't see a way to make access to the third bedroom not go through the long room, so a door from there will have to do! kiwimills - i really like your ideas. however the twin bedroom at the top needs to have a window to officially be a bedroom? (also, what's WR stand for, sorry?) We have a rooflight there because it's over the single storey side extension. OnePlan - thanks so much too. I love your ideas but we are not keen on having to re - make up the bed everyday by using the front lounge as a murphy bedroom and lounge - But I do see where you are coming from! I like the simplicity of this design actually. So the kitchen island and table, would they be the same height? Like higher barstools? Jen P - Thanks so much too! However we are pretty keen on the play area looking out over the garden, and having a single bedroom there means we lose that view. But i know we have to compromise somewhere... We can't knock the bathroom walls without huge costs with steels which we are trying to avoid. We can knock a doorway but not the whole wall down. Jonathan - Me and my sister spent all night talking about your ideas earlier, we keep revisiting them. Thanks soooo much for your great ideas!! Here's the latest version that we are thinking of, slightly tweaked, but still really considering everyone's thoughts so I'm sure it will change again! Regarding the doors thinking of pure Oak doors, can they be polished to turn them to any suitable colour? Also instead of curtains I would like to have white colour blinds. As you can see in the pictures of the lounge, I would like to have TV to the opposite wall of where it is at the moment or somewhere more suitable, as TV will be of around 50 inch in size so this is something to consider. Currently there are 3 sofas in the room but I would like to have 2, also can change the position of the radiators to a more suitable place. Would like suggestion for the colours of the walls as well. Would like to have a suggestion where sofas can be placed as if the TV is moved to the opposite side what other items can be placed in the room like chairs, side or coffee table including lamps, wall picture frames etc and the positions of these items. Comments (1)hi Jamie For side return extension if that is your plan be ready with about 70k+VAT budget and another 10k in total for client supplied items. that means you still have another 36k£ to spend on your project. as i haven seen your windows on a front i can just guess but i would say with 1 external door and 5 windows assume about 5k+VAT incl installation. bathroom refurb can cost you around 5k+VAT and refurbish of the whole ground floor about 15k+VAT incl new door liners couple of studwalls new plastering new skirtings and architreves etc. for flooring and other stuff allocate about 8k+VAT and for profession fees another 4k+VAT. i would say in total a bit tight but you can have all your list to be done. just be sure you get more quotes in as builders are charging nowadays from a-z depends on there availability and flexibility. have a good luck....See MoreI want to add add another bedroom to my 2 bedroom basement flat.
