Comments (43)hi, I agree that turning the kitchen into ensuite bedroom is a smart move, as the current layout means that you have to walk from the kitchen (with the meals) through the bathroom? Or maybe there's another access, but still open plan kitchen / sitting / dining room would work better. They often say, when buying furniture for a small space, choose the ones with built in storage (bed base with sliding drawers, puffs that open up, built in wardrobes if possible, etc.). Also when choosing tables, don't go for chunky pieces, but buy the glass ones, with thin legs, so they create the effect of bigger space. fix few mirros on the walls? Maybe large wall to floor mirror in one place (if you can stand them!). Plenty of shelving, tall, but slim units would work best. Also have you got a loft in the house? you can keep some of the stuff there. Last port of call is always just to rent a storage unit (you can find surprisingly cheap ones these days), and store the stuff you don't use every day. Comments (14)Hi Ben, I am inclined to agree with Design Bi-folds but it is tough when you are in a row like that as it is nice to take into account you surroundings too and not make it stick out like a sore thumb against its back drop.. although sometimes this is what people want. What do you want? Have you looked at the other properties? have any had their windows redone or pulled up the slabs to make way for a garden area at the front? What style do you have in side? If your budget is fairly small I would consider painting the cladding in a contemporary colour and some foliage in the front and especially up the side of the wall would make a great difference to the feel of the property. If it is larger then replacing windows and doors plus creating a small front garden area and if it is even larger then rendering the front with aluminium windows and door is definitely your best option. Comments (17)Jonathan, AMB, thank you ever so much for your advice and designs! We had been toying with the idea of pulling the garage forward. Back in the early 2000s, planning permission was rejected for a double garage in the opposite corner of the driveway but a sensible solution would be to come forward next to the neighbouring property, no light issues and should not upset the 'street scene'. I've always been keen on moving the stairs but associated costs have dampened my spirits a little. That saying, in there current guise they are incredibly steep and dangerous for the young and elderly. A new configuration may well improve the landing space/flow on the first floor. I completely agree about the driveway, my initial thought was grasscrete but we'll never have more than two cars... if that. With us eventually getting some gates up, that could be quite an inviting space. I've been watching a lot of house shows and they always mention about being able to see the garden from the front entrance which you have captured in that floor plan. Phases of work is a strong debate and you are not wrong AMB. I guess once we have a final plan, the phase of the works should fall into place. The fireplace was a family heirloom of the previous owner, took it out his grandad's property apparently! In terms of decor, we want to embrace the character of the property with an added modern twist. We are very keen to incorporate a hallway for the very reasons you mentioned.
