Flooring help PLEASE!!!

We bought a great house and this big room was a carport. It has since been enclosed, sheet rocked, painted, new windows and doors. We hired a contractor to fix the fact blowing rain enters in front and back - $4400 later and some water will still enter, but very little. That room is our teens‘ gameroom. What flooring do we put in here considering 1. Small amount water will enter 3 days/year 2. This concrete is way NOT LEVEL 3. The existing concrete is ugly and discolored by some stains from prior owner. HELP! By the way I got some concrete paint in gray and HATE IT.

Well, I'm not an expert, so this is just an idea, but can she float a Coretec-like floor over the concrete? That should withstand a little bit of water...

I'm sorry but I would leave the concrete as-is or have it polished up and then leave it.

The garage conversion was messed up by the prior owner which means the proper tie-ins from slab to walls (at the point of changing direction ie. horizontal to vertical surface) wasn't done to "living standards".

Sadly, most people do not realize that a garage is built to different codes than the house. Garages are not considered "living spaces" and are therefore not subject to the same rigorous codes required inside a home. Things like moisture mitigation, insulation, venting, etc. are well below the requirements for a house.

Because the original project was mucked up, I would recommend you work with the concrete and then leave it alone. Once the "ugly" has been taken out of it (or off of it), you can then have lots of fun working with large indoor-outdoor area rugs. Yah. The stuff you can put on your deck.

You are welcome to work with decent looking indoor-outdoor carpet if you wish to have a "real floor". But the concerns I have with that are many. You can't remove them easily. They are hard to "clean up" if they get wet/musty, and they are more expensive than out-door area rugs.

Until the conversion is re-done (probably not worth the $$$$) I would not put too much money into the flooring.

How about tile? A tile floor doesn’t care if it’s not level but flat.

Assuming that is your washstand the tile is against I would tile the floor with the same tile to avoid you having too many different flat surfaces in a small space (assuming you can get it in a floor quality tile). Given the light situation I would paint a feature wall in a deep colour to add contrast to an otherwise fairly white room. Against this tile I like Farrow and a ball Downpipe- don't forget to buy a wipeable matt finish.

If the house is small, there is not much you can do. Other than adding an extension to the rear and creating an open plan kicthen / dining room with a small seatign area. One house i recently designed.

Hi Ellie, the tiles are Minoli Stelvio walnut glazed porcelain. She got them from my stepson-in-laws tile shop Apex Grange in Welwyn Garden City, but there are other suppliers of course. My sister is rather flattered! She even had a neighbour asking who supplied her new front colour..........I can only bask in her glory :-)

Which are the existing and new walls? Before considering I’d ask what really is the purpose and function of the study/bedroom as the access to it is all the way through either the utility or hallway then kitchen. Utility room could always double as a pantry and utility depending on design but even then you are having to cross a corridor to access

Worried that rare rainwater seeping in will get trapped? This is a hurricane devastated area and I’m thinking no? I LOVE concrete, but it’s gotta LOOK better than what I’ve got. Maybe scraping it (I guess renting a machine) and sealing it? Ive heard there’s a coating that can be put on, just know nothing about that (and can’t think of what you call that...sprayed on?)

In other threads, I have read and learned that finishes on top of concrete floors are hella difficult to remove, in the event you ever decide to change that flooring. There was a recent thread about this--can't find it now. Of course, your choices certainly depend on a lot of factors (local real estate market, value of your house, family dynamics, your taste). In your shoes though, I would investigate Luxury Vinyl Plank, especially the "waterproof" versions, such as Coretec, to name one brand, and I'm sure there are others. I just think it will look nicer, and feel nicer on your feet.

There are specialty tools design for coating removal and concrete prep. Installers that restores concrete slabs should have these tools in their artillery.
