Living room seating layout
Comments (46)What is the door by the arch to the kitchen? I would suggest that you lose the door and the arch and make an arch to the dining room if feasible. If not, does the arch to the dining room need to be so large? You could make the space smaller and put up a stud wall therefore giving yourself more wall space. Re. furniture think square rather than curved and narrow arms to the seating. Re. swivel brackets, they work a treat and are the way forward for modern homes. My mother lives in a new build and she rmoved the fireplace as it was decorative and she put a sideboard there as a feature and above that a wall mounted tv on a bracket. It serves the lounge and she swings it out to face the dining room when she is dining alone and feels like a tv dinner. Instad of an arch she has tri-fold modern oak glazed doors so the space can be separated when need. Where you have the sideboard in your dining room she has a breakfast bar into the kitchen. It works a treat....See MoreWanting to swap kitchen and living, and extend both rooms outwards
Comments (22)Yes, I'd like to make use of the space once an extension has been put on so the rooms would move across slightly - in the main room an ensuite Very hard for me to explain I tried to show this in my attempted floorplan. The 3rd bedroom wall would end at the chimney breast in bedroom 2. A new corridor made from the entrance of bedroom one Which would lead to bedroom 1 & 2 The corridor to the bathroom made wider as its extremely narrow at the moment...See MoreUse Internal glass screen to brighten up room
Comments (21)Hi Sunny. If you need the dining table there I would definitely go for a banquet style seating area that can be pulled out when required but give enough space on a daily basis for passing sensibly. It seems like this space would really benefit from a 3D render package allowing you to visualise the space and how it will look when finished. You would then be able to try a few different options on the door front as well as the seating area. They don't only allow you to visualise the space saving you from making costly mistakes but you can then also use them when sourcing and with contractors to get your ideas and requirements across more clearly. I added a few images from some our recent 3D's to give you an idea of what you get (usually 5/7 images of each space). I look forward to hearing more on your new space. All the best, Gina...See MoreLiving room floor dilemma
Comments (14)I wouldnt recommend putting a rug on to a wooden floor as if you change your mind in years to come you will create a 'framed floor' using clear oiled / lacquered oak / ash for example as it deepens in colour with exposure to sunlight / daylight. A clear Oiled Oak floor will gradually darken / become more golden with UV exposure. There is a way around this though if you choose a wooden floor that has been stained... stained dark, white , light or grey. The stain acts as a sunblock and stops the patina / colouration occurring. The floor below is the same as the floor above but it has been 'antiqued' with a rich brown stain and will remain the same colour if you cover it with a rug. Im biased but engineered wood is warm underfoot , hardwearing and versatile ...if you change your decor in years to come you can sand your floor and stain to complement a new scheme. If you use the same floor material throughout it creates flow and especially using lighter timbers /lightly stained if you are trying to ..maximise space as darker colours minimise spaces visually. The floor below is oour most popular floor - white stained ash . Very durable and gives a scandinavian style feel...this floor too you can place a rug over and it will not change colour . American White Ash engineered flooring creates an airily open feel. Anyway good luck and hope I havent confused you...floors and floor transitions are notoriously difficult to plan . Best Wishes, Charlotte...See MoreA T
