Cracks in walls. Subsidence or nothing to worry about?

Hi all,

I went to view this property yesterday and I am thinking of putting an offer on it. However, I am concerned about some of the cracks I saw in the walls. The back of the house had a vertical crack which was visible on the outside and inside wall above the window and up to the ceiling (photos below). The front of the house had a crack on right hand corner which started from the ground and moved up and around the corner of the house (video attached). I would need to get a survey done to see if these are signs of a serious problem but in the meantime I was hoping for some advice. They don't look good! Thanks for your help.

The owners of a Victorian (1880s) house I'm buying in SE London have mentioned historic subsidence from 25 years ago on the Property Information Form. It was apparently caused by a particularly dry summer affecting the clay soil - a common problem in the area. A large crack apparently appeared where the kitchen/bathroom extension joins the main house. The only repairs carried out were to the damaged drain, and the crack was made good. My surveyor found no evidence of recent movement, and said this is nothing to worry about. On the contrary, he said the recently replaced drains would avoid problems I might have faced if the original Victorian ones were still there. It didn't need to be underpinned. Buildings insurance is roughly an extra £300 per year on top of the £111 quote I received when I didn't mention the historic subsidence. I want to proceed but I'm worried that the dreaded S-word will make it difficult to sell. What would you do? Any advice welcome!

Hi, I posted on here about a similar looking crack in a window reveal a while ago and ended up getting it looked at just to rule out major problems. I was told that it was not subsidence - thankfully - and just where the inner blockwork had separated slightly from the outer brick over time. As MATH says the solution is to tie it together with long bolts. This is a fairly easy diy job for us, but looking at where the cracks are for you, it will probably require a builder.

The fact you have ordered online means you actually have MORE rights than if you’d bought in a store, so please don’t worry. There is a law in the UK called the Distance Selling Statutory Rights which means as you have bought unseen, then if an item is not as expected or damaged, or even that you just don’t like it, you have 14 days to advise the company of this, then another 14 days to return it. I’m sure everything will be fine, but just in case have a read on Martin Lewis‘s website www. moneysavirngexpert.com and search Distance Selling Rights.

Thanks, we live in Scotland so the seller provides a survey for the home buyer's report. We didn't think this was good enough at the time because it only superficially inspected the roof (which we suspected needed work) that additional survey didn't highlight subsidence as an issue three years ago. We are right next to a fairly busy residential road. It's a 30 mph limit but seems to be a popular lorry route. The largest cracks are the one around this window lintel and that's still only about 1mm at its widest point.
