Comments (8)Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option. Comments (8)Ok, I gave it another go. Floorplan juggling actually gives me piece of mind. Kept the kitchen in its current location. Moved the hallway door as it was an awkward place, created an opening in the kitchen-lounge wall, so one door will suffice. Moved the study-dining wall over to the right, in line with the bedroom wall above (support spot), kept the study, as it will be nice to have an office or playroom and those doors are lovely. This way the dining area became a bit wider, so you can add bigger garden doors to let in more light. Garage became a storage/utility area and I added a downstairs toilet. Probably not the full width open garden view you'd imagined, but one big open square is quite difficult to decorate, whilst keeping a homely feel. Hope it may inspire. Comments (1)Keeping the kitchen near where it is now saves on moving utilities. My suggestion would be to reinstate the kitchen wall by the side door - gives a long run for full height units. You could also relocate the door into this new space to opposite the front door - you now have an even longer wall and could have an L shaped kitchen along that wall and the kitchen window wall - then you would have options of an island or peninsular....See MoreAMB
