Love the design, width and length?

Hi there! love the design of the house, you couldn't possibly tell me the length and width of the plot could you ?

The Plot (Property) is 25' wide x 140' long. The house width (outside-to-outside) corner is 17' wide.

I would still suggest tanking/waterproofing the room prior to the installation of a standard shower tray or bath. Waterproofing membranes with the European Technical Approval will withstand normal movement within a house but the flooring and walls need to be of sound construction - a wetroom can be properly fitted in age of building. These principles apply to a standard tray or bath as the silicone beading around the edge may fail (from movement/age) and let wall bypass the tray, causing damage to the building underneath. This picture was taking after a bath with wall mounted shower was removed. The silicone had failed causing the wood to rot. This was all replaced and the below was created in its place: A bath will be easier for people with young children and if you plan to sell on, a wetroom will appeal to some where a bath will appeal more to others. Which ever path you choose (both your designs look nice) I would recommend waterproofing the room before it is installed. Kind Regards Mike

In my opinion you should not straighten that wall- unless you get a striped carpet you will probably never notice it. I think a corner sofa is too big for this room and you would be better finding two sofas- I would look to find one that was 2.1m long and another that was about 1.5m. I think you should also be able to find plenty of choice that is only 90cm deep. To get a comfortable viewing angle on the TV I would put the TV on a bracket that hinges outward meaning you can store the TV flat against the wall opposite the window, or move it into the corner to suit both sofas. This would mean that the aerial and sockets need to be on the wall opposite the window, at the height of your eyes when sat down. And I would put the wires about 60cm from the corner if you are getting a 42” TV which would probably be as big as you could possibly consider for this space.

Being competely honest I don’t think this will work too well in real life. The gaps down the side of and behind the bath will be constantly damp and prone to mould unless you get down on your knees and dry those bits after every shower.. and I suspect quite a high risk of floor leaks too as it will have to be a wetroom floor but will have the added weight and movement of a large (sometimes full) bath on top... The gap between sink and boiler is going to feel very tight when you come in (although moving the wall will help a bit, but still think it won’t be ideal). And it will all feel quite crowded especially if you have crittal breaking it all up. In your shoes I would either 1) pay to move the boiler, then you can have it all, or 2) have a shower over bath, or 3) accept having a small shower or small bath so you can fit it all in. For example you could have a small shower cubicle next to the boiler, then loo between shower and bath and sink opposite loo - still a bit of a squeeze but much better. Or you could consider those baths which are short but deep for a good soak in a more seated position. If you got a corner one like the Orbit you could put the bath in back left corner, loo in back right and then you’d have space for a decent shower by the boiler.

Good to hear you’re aspiring gardeners - even if you do want to keep it simple for the time being. I’ve attached a link to a garden advice post I put up a couple of years ago. We had a rectangular garden with a couple of borders along the edge & with advice, input, some designs & inspiration from people on here, we transformed it into something much more useable & interesting to look out at. I thought it might give some ideas. Ours has a circular lawn (hence the suggestion) & is quite cottage gardeny, which might not be your thing at all but keeping it simple with straight lines on a diagonal would also add more interest. Your deck across the back of the house could be on a diagonal, or with a trianglular infill to the ‘L’ shape, which would give more space for seating (or sand /water trays or outdoor toys in future). Keeping a diagonal line across the garden, you could have a larger triangular border by the shed. Tbh, larger borders are prob less time consuming because you can fill them with bigger plants & shrubs that mostly look after themselves rather than narrow borders that only fit annual bedding plants & require more effort. I certainly don’t spend hours tending our garden every week. At this time of year & in autumn, it needs a bit more input for a few days but other than that it’s pretty straightforward. Btw, we also had a strict budget & did all the work ourselves with my husband digging out our lowered patio by hand in the really hot summer a couple of years ago! There are lots of people on here who know a lot more about gardens than I do who I’m sure could offer more practical advice but it’s exciting changing your garden so Good luck & hope you enjoy it. https://www.houzz.co.uk/discussions/5182682/sloping-garden-advice-needed
