where did you get the design and materials for the slate floor (1st)

Love the slate floor on the 1st floor! Is there a possibility you could tell us how to achieve this exact flooring look?

The owner selected this slate, so don't know the specification. If you emailed photo to a flooring company who sells slate my gut is they could source something similar.

Awesome, thanks, I don't see my original email, so I will need to recall the details. On a separate note, do you have experience with Manufactured stone exterior panels for cladding? Do you have houses you have designed using that? Are you a fan or not? many thanks, Chris

Hi JA, We have two dogs and have just moved to a house that requires renovation including structural from top to bottom (and it's 5 bedrooms and 3 floors) We hired Gina from Create Perfect (on here) and she's been absolutely amazing. She prevented us from spending a fortune in unnecessary extensions and showed us how to reconfigure our space through working with a structural engineer to get the space we needed without extending. We were given 3D images of different layouts and floor plans with advantages and disadvantages of each to help us visualise and prioritise what was important to us. She created 3D images of all of our rooms and even shopping lists of the suggested items we should buy. (I've attached a few pics to try and show you what sort of thing you get) She was available 24/7 literally and was more help than I could ever have imagined beforehand. The cost was remarkably reasonable and a fraction of what we're spending on the house. We also benefitted hugely from here trade discounts, which she was happy to pass on. A good designer with me a huge help not only with decorating schemes but the plans and layout for your house, they will also put a high emphasis on what you need and design around it (including pets) so you get a house that fits your lifestyle and doesn't just look like a show room. Best decision I could possibly have made to hire Gina (Create Perfect in here) and can't recommend highly enough the advantages of getting a good designer on board; it made the whole process fun too! Pick the right person and they will be a pleasure to work with and super respectful of your budget and lifestyle. Good luck with your project

Hi. It looks a great room. I agree with Hugh. If you've got the budget have the door filled in properly. If not at least paint in the wall colour as a temporary measure. It shouldn't be too difficult to move the radiator with the floor boards. I'd go for a long sofa opposite the fire and a chair in the left alcove. Personally, again budget dependant, I'd reinstate the fire. It doesn't need to match exactly or even be a working fire as per 1st pic. If not in budget, I'd put the desk in front of the chimney breast, I'd try and source an antique one to add more character. If you can't sort the floorboards now then add a rug underneath. I'd have the chaise floating in front of the radiator at an angle. I've had a look in your ideabook and have seen you like a grey, white and blue scheme. For the living area I'd keep the seating in pale grey and add cushions and art in blues and blue/greens. It's quite hard to find a chaise but the one pictured is from made.com, it also comes in a navy but couldn't find an image and I would go for a bolder shade at this end of the room. A chaise always feels quite decadent so I'd add a marble and brass cocktail trolley at that end where they had their drinks trolley, a plant would also be good somewhere! You could also look for a glass coffee table with brass legs as it won't fill the space visually and repeating the brass will add more warmth

You'll get more responses if you repost this in the design dilemas bit. There's no images or dimesions to go from but here's my thoughts, bearing in mind budget is a big consideration: - Kitchen Leave the windows as they are, you can create a sense of light with reflective materials and light colours. Leave the slate floor - it's hardwearing and easy to clean You could try replacing just the cupboard door fronts, as long as the carcasses themselves are in good shape - if budget doesn't allow then you could paint them a pale grey instead to match the floor. Replace the work surfaces with a light counter top. Shop around for appliances - there are some great places local to me that do slight seconds, you can grab a bargain and often it's just there's a scratch on the side or top where you won't see it anyway. Bathroom There are some great space saving bathroom ideas out there . Some people don't mind not having a bath but bear in mind you could reduce your appeal to some renters if you take it out and you'll definitely reduce the property's saleability (this may not worry you if you're in it for the long term). Ask a local estate agent for their advice - they'll know the local market better. I am not a fan of manufactured stone and have never used it. My opinion is to either use less real natural stone to fit in budget or use no stone and use stucco instead.
