Help with living room layout on new build

Hey everyone its my first time here hoping for some help around my living room.

I live in a new build and I have included some pictures of my living room from the show home and the layout.

Would you recommend keeping to the layout as is in the show home or something else ?

I have herringbone wood flooring which is in the middle of grey/brown wood

Really looking for a modern look but with a wow factor feel (that's not tacky) so some ideas around furniture and design would be great

I will be changing the white interior doors too!

I’d probably keep the layout the same. I’d pull the sofa away from the wall a little though and add an arc lamp behind (you may be able to go a bit longer on the Sofa but mark it all out on the floor with tape). I’d have the chair facing the sofa personally as it looks more sociable. The alcove looks tiny on the plan but bigger in the picture? Could you do wall to wall shelves for a tv or display?

Thanks so much for getting back to me.

Yeah the floor plan makes the alcove look small but its actually a pretty decent size so could get a quite a big TV and some some sort of shelving around it, i really like that idea

I would avoid painting the whole room this colour, it is very dark. The conservatory takes some light away anyway, so it's not the lightest room. Inchyra Blue is a blue/green, desaturated and dark colour. You could try a blue/green, desaturated slightly light version, it may work better. Here it is on one wall: And here is Oval Room Blue in a different room that looks dimly lit: They look similar due to the amount of light the room naturally receives.

Ah our door was in the same place in our last house and it was also a similar sized room. We had a corner sofa against the back wall with the shorter end on the door wall (so larger side facing the window) Then a 2 seared in the window facing into the room. We had a log burner in the middle of the room opposite the door but if you don’t have that then you can always mount your tv in the centre of the wall on a swing bracket (so that it pulls around and angles towards the sofa) when you watch it. Or you could put the piano in the window and have a larger sofa across the back wall (again opposite the window) with chairs either side.

Hello! Wow! Thank you very much for your advice. So, there is a radiator on the right hand wall. That is where current owners put their tv. Not sure it will fit, will measure up soon hopefully. The TV could go on a smaller unit to be honest, and will make sure radiator is turned down! Just worried that there isn't enough room for a corner sofa there with the door to the hallway..(see photos on rightmove) I LOVE the idea of large mirrors either side of fireplace. Pinching that! ;) My current living room is decorated in shades of greys and lots of gold. Thinking of going navy and gold but not too sure. Sofa colours argh! Huge thanks I'm very grateful. Katie

Carolina, thank you, you give so much time to thas - it has given us loads to think about. We really would need to get used to the room being divided by the sofa though. We have had it that way but it made the room very small and squashed,feeling we were all sitting so close to the fire and the rest of the room unused. I have also had two 3 seater sofas coming out from the fireplace, facing each other, with a table between. I liked that as it opened the room up and it felt 'social', my partner liked it less because of difficulty viewing the tv. At the minute Ring the sofas form more of an L shape, on the wall to the left and the wall facing the windows. With the TV between the windows we can all watch TV and see the fire, without sitting behind each other. The open space is great. The downside of this layout is that if as a family we are sitting on both sofas some people can't see each other so conversation is difficult. Another thought for me was 2 of the Harrington chaise sofas - as one would fit in front of the window and stretch into the alcove beside the fire, the other would sit facing the TV and wouldn't stick out beyond the wall where the door is. This would be great for seeing each other and talking. There would still be space for 2 chairs or a sofa on the left hand wall. Unfortunately for good family time, the compromise might have to be 'looks'.

No worries! This sofa is too big but if you choose something with narrow arms and on legs it will make the room feel bigger. Why not put together an idea book in Houzz of styles and colours you like and people can be more specific re shopping suggestions?
