Comments (13)Hi Alant1000 and manabout the house - thank you for commenting! I was thinking of half tiles half wallpaper funnily enough before haha! I think I would like to have full wallpaper though on the main window where the window is though because I love the wallpaper so much!! I would 100% go for half tiles where the sink is now in cream/white metro. I was thinking of getting mirrors originally behind the toilet to make the room look bigger - I saw it on houzz one time and loved the idea! Funnily enough, I was looking at how I could move it last night! I think it costs around £200-£300 but I may also have to pay for pipes rewiring it said which may cost thousands! Eeek! Seriously why would they ruin a big wall by sticking that ugly thing there, they could easily just have put it in the cupboard under the stairs! I would definitely be boxing in the unit of it was going to cost too much! The sink is so so small though which is another issue! With the one I found it had towel rails underneath too which I think would save space as well! I thought about a vanity unit but with that ridiculous base the pipes are put into would it work? And would it take up too much room? I want to hide the ugly pipes desperately!...See MoreWould you rather upgrade your conservatory roof or start from scratch?

Comments (4)Thanks for the mention @Nichola Haysey I did have a look at this one when it was first posted, but the 10k budget was a bit of a sticking point. You could easily spend 10k on kitchen units alone! but I did have another think after I read that your husband @shelley_smartway is an electrician. I will assume he knows a lot of people in the trades and that he could do some of the work himself, in which case the same budget could stretch a lot further. So my suggestion would be to use a structure that is already built and therefore just only needs to be converted i.e. the garage. I would convert the garage into the dining and kitchen space and open it up to the living area as much as the budget allows. In the plans I have left the fireplace as a see through feature fireplace, but this is also to save on the cost of removing that wall as two openings either side of the fire would be considerably cheaper than removing the entire wall. I would convert the existing kitchen into a generous sized entrance with plenty of space for kids / shopping etc. I would have the WC in the existing entrance and convert the existing dining area into a snug/reading room. I would have double doors into the living room to carry on the light and open feel from the entrance. I believe, with some clever money saving, like reusing existing kitchen units and some DIY all of this would be possible within a 10k....See Morewhat would you do with this layout?
Comments (11)Hi, very far from a pro at this but have had a little idea. Unfortunately 25K isn't much at the moment with regards extensions and refurb jobs. But I think with a bit of DIY this might be possible. Knock through into garage and create a kitchen diner at the front and side of house. Leave a little space at the front of garage so can still put bikes etc in there. If budget allows stick some velux windows in this roof for light. Blue on picture indicates sliding doors so can look onto the garden. Red area becomes a downstairs loo and utility area (plumbing is already here therefore cheaper and if you are happy having the sink for kitchen near where the red arrow is (but in green area) that would save money/time when fitting it all. Current dinning area becomes a snug/playroom with again sliding doors to garden. Can make a nice wrap around patio later on to link both sliding doors....See MoreAlison Oliver
