Purchase Floor Plans for Garage Apartment

I am building a house and need a detached garage apartment plan. Can you tell me if you sell these plans? Thank you Lisa

In both the plans it assumes the garage is newly built so we can play with the size as we need to some extent. At 4m wide it’s wider than a standard single at least so I was thinking 5 x 4 would satisfy a lot of peoples desire for a ‘garage space’ - although you won’t get a car in granted. I think in my original post we were going to build around the existing 6m garage. That is still likely to be the case initially. We need the upstairs more urgently and realistically only have budget for that short term. That will be supported over the existing garage on ‘stilts’ - so the Garage foundation won’t be carrying extra load. However we want to design and plan the ‘end state’ so we only have to do one round of planning and also so that any supporting posts are designed into the downstairs layout already. Hence we are designing it all now. This is clearly not ideal in building terms but that’s where we’re at budget wise - bedrooms are the priority. We can also find out how short our budget is for the full scheme. In truth you are correct we will never use the garage for a car - it will be utility, storage and maybe even a bit of gym equipment. However I think the house looks better balanced by having garage doors. We did something similar in our old house and had part glazed wooden doors on what ended up being a utility room. The doors let in light and also make it easy to get larger objects in/out. We’d would likely add tiled flooring and a heat source too so it’s kind of a room with garage doors. Hopefully that combo would satisfy most people who would use a garage similarly. A car port could be an option - although we’d lose the front garden which is a nice feature and adds curb appeal. We’ll certainly canvass a few agents for their thoughts before we make the final choice. Thanks again.

I have had time to digest what you all said. Yes, that's a hallway. ... I caved! haha ... but at least it's not a pointless one at 1.8m we currently bear. We like our open central living area, and dining at the back of it, and will do so while ever there is no "upstairs". I have drawn in where a bedroom used to be in the living room. I've slimmed the bathrooms right back, to one with a bath, one with a shower, distributed the sizes to not interfere with the laundry door being opened up if the second bathroom was removed, and lined up the "supporting" walls between the bathroom and "our room". The hallway will offer the privacy for the end room that opens onto the garden, and at the same time it can be seen as the master with en-suite... not that we will use it for that. The location of the bathroom is and has always been awkward to get to, requiring a long walk... but at least there will be TWO... but I may very well continue to place the door off the living room and not the hall due to wishing to make the access easier for guests and the 3 bedrooms it serves. All this does bear resemblance to the original layout, but should stick with what works and not fight this awkward house too much. The additional bonus is it is the minimum building cost and effort entailed. I believe it scratches some itches in regards to better bedroom sizes, segregating the placement of bathrooms a little more, and the future flexibility of moving the living area towards the garden end of the house.

I would get a smallish drop-leaf table with two comfortable dining chairs for you and your roommate's eating area. I suggest no barstools - they take up too much real estate. Guests. Ask them to bring a cushion or a folding chair because you don't have enough chairs. I lived in a very tiny place and my guests were happy enough to sit on the floor - 90 minute party, max. Serve VERY good food. Separate the living and dining areas by color/style and/or an area rug for the living room that will compliment your furniture. Decorators siggest that the front legs of living room furniture be placed on the rug if the rug is too small to fit under all of the furniture. If you get a sisal rug, be sure to use a rug pad. Sisal can be like sandpaper on the wood finish of your floors. I would NOT put a rug in the kitchen. Use washable foot fatigue rubber mats instead. Best wishes.

Hello Alice, congratulations on your new acquisition. First of all I would integrate the conservatory, lounge and kitchen in one open space. From the lounge you can have a beautiful view of the staircase. Part of the dining room I would convert into a small utility room or laundry, with a window to the garage. On the first floor, I would integrate the bathroom with the existing toilet in one bathroom with toilet. Cost wise it would be better to build the new en-suite bathroom close to the existing bathroom and on top of the kitchen, maybe transforming the bedroom 3 in the large master by breaking the wall and reducing the size of the bedroom 1.
