Comments (6)Yes we are definitely keeping the window/access to the bedroom in according to the code. Thanks 'One Plan' we hadn't thought about keeping the door by the bedroom and just run it allow the whole of the side. The double doors would be a great way to keep light into the lounge especially as it is south facing as well. What do you think to bi-folding doors in the lounge or just large bay window? We want to keep it fairly Victorian with some more timely features, so leaning away from bi-folding doors but think it's such a fantastic way to open up the garden space?...See MoreAdvise please/independent opinion
Comments (8)It is a small job but still things can go very wrong. For instance your view on a "quality" window can be different from theirs. What type of insulation? what thickness slab, what reinforcement, what are "adequate" footings? That said it is hard to get these guys to do a full specification e.g. XX brand , XX style window Xmm by Xmm. It would be well worth spending 10% of budget getting it all drawn up and fully specified. There is then less room for error. Fixing it up will be more than what you spend. That is what I would do. Unless you know these guys and are 1001% comfortable get it fully detailed! I would also follow up references they supply and view work completed. I would also get at least 2 other quotes. If you were spending £300 on a jacket you would be really careful about how it is made, finished, lined, cleaning instructions etc. And that is an item in front of you. Your view and their view may be different. Contractors can be unscrupulous so just do all the things you can to reduce risks to you. This is a lot of money for most people so take care or be willing to redo bits - a cracked slab, inadequate footings means everything comes out!. Have you ever considered a real interesting eye catching piece of art work to really brighten up an area I think a select piece of art would really make the space stand out, add interest, colour, texture and add a great talking point to the room.... Comments (6)I worry that the quoted £60k will leave you with a warm safe house with a new kitchen….. but no floor coverings, no window treatments, no light fittings and no furniture. So perhaps the thing to do is cost up all those finishing jobs and then see what’s left for the builder. You might conclude that some of the wardrobes and bedroom carpets can stay at least for a while so that you can concentrate budget on rooms you are going to use more. (That flowery bedroom carpet is probably still in amazing condition and the fancy panelling on the wardrobes can likely be stripped off for a more contemporary look). You should also prioritise the heating and wiring and any repairs. You should also do all the dusty jobs now….. so I would probably put a door into the kitchen opposite the front door, and take down the internal wood cladding. I would probably strip out the skirtings, architrave, doors and banisters and replace them all with new as the originals will need significant time and effort to get looking good- plus your new wood floors will have tidier edges if you put the skirtings on after the floors are laid. And although on other another thread there has been some discussion about the total costs of some of the jobs I suspect that there is an economy of getting it done quickly and moving in....See MoreHU-768402840
