Need Help with Furniture Layout Please - End of Terrace House

Hello,

I am here asking for suggestions on the layout for furniture on a property that I am planning to close by the end of April.

By the end of the home buying process I will be broke! :P So will have to rely on some Ikea furniture for the time being. All that I will be moving to the new place is an L shaped sofa and a hemnes TV bench with some floor standing speakers.

All advice is appreciated on how to layout the rooms so it doesn't look odd. : )

Am wondering if you use all the living as living / dining, then the area marked as dining could be a single seat reading area. However you have 4 bedrooms, will you be needing all 4 as bedrooms? Your 4th room could be a more substantial study or dining depending on your space needs

Hello, you're quite right, the downstairs room will be a study with a desk or two for the time being. My long term plan is to convert the ground floor space into an open plan and do away with the closed study.

Hi Katie. I do like the furniture you've chosen, as I said previously I would personally struggle to arrange furniture on a flat ŵall without corners, alcoves etc! I think it might be an idea to create a new post so others may be encouraged to respond without reading through previous comments. It may potentially work if you were to move the tv unit to the right. Have a floor lamp to the left of the unit and the chair angled in front of the lamp. Perhaps have a long piece of art or set of 2/3 to the right of the tv with maybe a plant stand or something and then the chinese cabinet. Do play around with the height of things though. I know you've looked before but I really think you need an area rug to zone the living space. Re kitchen not sure of your current thoughts but have you thought of a peninsular coming off that right ŵall within the kitchen? If you were to move the dining table perhaps a couple of accent chairs and table for the bay to keep your husband happy?!

Been thinking about this one overnight:- ( i have a sad life! all say ahh ) You do not have to have a window to call it a habitable room, however, I believe there is a building control requirement for the room to be vented through another, check that out. So, in short, yes the bedroom could be moved and not have 'windows' . I don't know the arrangement of the wall top left that goes in to the garden area, but bear with me. ............ would it be better to have a separate Galley kitchen? I would prefer so. Is there a possibility of a window far top left? A stud wall only takes up 4" so not a great deal of space, plus it would make the lounge / diner look a lot nicer without seeing the kitchen on view permanently & of course you get a longer kitchen run. ( I think the proposed one is too small ). Plus you gain a wall to the lounge area, always handy for furniture placement, as this is what is lost in an open plan arrangement. I also changed the bathrooms round as previously suggested, and had the entrance in the hallway for the second one. Please bear in mind as a said before:- Not to scale - don't have dimensions as had to guess, but on the face of it, likely do'able. I like running plans through estate agents...........ones that I know well and trust as I know they'll give me their honest opinion on what would infinitely give a better price on re-sale. Contained living and dining with separate kitchens, good sized bedrooms etc. So do ask one. Estate agents are handy, they will want you to get more for the property because, if they smell a sale, they get more commission! Roughly where i was going with this after some sleep!Of course, if you still want to go open plan with the living / dining/ kitchen, then lose the top wall and maybe consider a door system to open and close for entertaining purposes - No doors, fully open plan .with doors!

Whilst I understand the constraints of budget I think you are approaching the planning wrong. I think the way to do this is to decide on the layout that works best and then work out what you can afford to do now- perhaps you can make economies on purchases such as the kitchen cabinets to get a better Gliw in your home. An architectural designer or a concept planner are worth considering to help with this- they would also help you visualise the finished space too. If this were my house I would be thinking the entrance wasn’t big enough for the size of house and I would be concerned about privacy of the bedrooms at the front, I also don’t like the current kitchen being some distance from a window and being a heavy traffic area. Although I can’t see the layout properly I think I have got the sizes about right to show how I would do it. I have moved the front door to the middle of the house, shown a vaulted hall with stairs to two big upstairs spaces, shown the living space as completely open plan but with the option of using one of the downstairs bedrooms or one of the upstairs rooms as an extra living room. In my opinion there are often houses with long narrow extensions across the back that should have been better considered as invariably people need bigger spaces rather than more small rooms and retrospectively opening up the original house into this space is more difficult that building in the steels originally. So my plan doesn’t change any of the external walls of the original property but a couple of internal brick walls have been removed. I have just shown what is commercial and probably wouldn’t cost the earth but a designer would spend time trying to better understand your needs.

For the moment then, wondering if your L sofa could be placed against the wall in front of the dining zone, with the tv backing onto the kitchen to create a tv area. Dining could be in the corner opposite the hall entry door.

With the shape of the room, it may be that your furniture looks better when not against walls so that you bring it into the room more room almost trick the eye and for it to feel a more square room. Using a rug will really help to zone the space.
