Changing orientation of kitchen in a terraced house - possible?
Hi
I’m looking to make an offer on a house. The house itself is great in 90% of ways but 2 things
1. The kitchen is long and I prefer them being the width of the house
2. The garden is small, it’s a courtyard really, and eaten into by the way the kitchen is extended.
Is what I’ve drawn feasible at all? I’d essentially want to make the kitchen shorter and wider coming off the current dining room.
I’m not sure where a utility would go though or a downstairs toilet at least
also on top of this is a big main bathroom which would also need to be readied but does not need to be as large.
The current garden if it had no existing extension in it would be roughly 20 ft wide, 30 ft deep.

Comments (17)Hi all, Thank you so much for your posts and ideas. I really appreciate it! Well 6 years have passed and we still haven’t made any structural changes as we started a family instead! But we think we’re ready to make some changes now (just when its become more expensive than ever to do structural works!) A few things I forgot to mention in my original post is that the roof is a butterfly/London roof so its not a traditional pitched roof and would be expensive to make convert it. Plus we had to unexpectedly replace the entite roof this year because it was causing problems and didn’t have the time to think about a conversion due to the urgency 😫. The front door is next to the lounge (floor plan is upside down 🙃) I think we’re thinking of a ground floor extension now but ideally i’d love to separate out the 3rd bedroom so it has its own entrance and possibly make it bigger. The third bedroom is at a split level from the 2nd bedroom ie you have to go down 3 steps. But the roof above the 3rd bedroom is pitched and i’m wondering if its possible to extend into it and make it a study/4th bedroom. The pesky stairs still seem to be a problem! Comments (7)Yes, prices are kinda crazy at the moment. It will depend on if you need to remove the floor of the conservatory and dig out new foundations, or whether you just need to put a proper roof on it, bring the floor up to the same internal level, insulate more and install new patio doors/windows. Looks like the sides are already solid walls? You should ask builder how much it would cost to take out all the walls and put in steels - that might convince you wife to leave the front room separate! And making part of the current kitchen into utility/pantry means that most of the wall between kitchen and dining can stay too - cheaper than putting in new steels and you also get a really useful space. Water is already closeby so hopefully it shouldn't be a huge issue to move the toilet and washing machine over to that space and there's a few different ways to configure that space....See MoreIs this small mid-terrace extension even possible?
Comments (3)I’m inclined to agree with tamp75. This house is too narrow to accommodate extra hallways and a side return extension, and they would be hugely expensive with little benefit. If your heart is set on this house (and I can understand the appeal), then it may be best to simply extend into the loft, depending on the sleeping accommodation you need for your family, and the pitch and structure of the roof. I would convert bedroom 2 into a study/playroom/circulation space, to allow access to bedroom 3, and it may also be possible to steal a corner (perhaps replacing the hot water tank?) for a toilet/washroom. I’d also leave the current staircase where it is, and put new stairs into the loft directly above it, entering from the study/playroom. 2 years agoHere’s a picture I found previously on Houzz of someone else’s courtyard space. You don’t mention why you want a different shape extension/garden space but if you’re wanting inspiration for the space that already exists then I hope this pic helps.
Maybe if you could find inspiration to make the existing work you could save yourself tens of thousands of pounds.

2 years agoI’d do this and make the courtyard as usable a space as possible by adding a heat source (could be fire pit, outdoor fireplace with permanent flue up the outside of the house, halogen heaters) and rain protection (retractable awning/glass canopy etc) so both the kitchen and dining room felt bigger by incorporating it into the view/flow from both rooms.

2 years agoI definitely this happening with us too. Its a house ive lusted after for years as i know the road well, and would be perfect for us in a couple of years onwards as their potential bedrooms are massive.
heres pictures from the previous listing where the garden looks as good as it could, current state of it is terrible haha
