Comments (1)Hi It looks as if the extension may of been added at a later date. This may be why the soil pipe runs through the roof. You may be able to redirect this. And yes building regulations state that if roof has more than 50% taken off you must reinstate insulation. Comments (16)If you're leaning more towards a pitched roof, perhaps you could extend your glazing right up into the gable to maximize the light coming in. I've attached a couple of images of projects where we have done just that. The first was necessary due to it being a listed building so we suggested an additional tiled roof would be more in keeping than, for example, a flat roof with a roof lantern. The second was on a lovely Victorian terrace in Coggeshall and again, we suggested echoing the original architecture with a pitched roof and glazed gable. If you would prefer an orangery style extension, despite some previous comments it is definitely possible to have a space that is a nice even temperature all year round, doesn't collect lots of flies and doesn't leak. We have built these for 30 years. All of our roof lanterns are available with solar controlled glass and motorised vents, plus the combination of masonry and glass (as opposed to a traditional conservatory which is mostly glass) provides a a more consistent room temperature anyway. Comments (11)Do you mean the meter or the fuse box? If it is a fuse box then I think they are small enough to hide in a cupboard- your electrician may be able to move it a few cm in any direction to make it fit better without actually requiring rewiring which is a costly job. If you are talking about your meters then I would personally get them moved outside. You have to get your current supplier to do this job but it is worth enquiring if a different supplier will do the job for less money- you then change your supplier, get them to move the meter and then decide whether you are staying with that supplier....See MoreWould you build a flat roof or vaulted roof extension?
Comments (10)I think a flat roof with a terrace above would be amazing! Flat room materials have really moved on and such good quality now. Or you could do a flat roof with skylight or roof lanterns which will give lots of light. My sister has done this. Her extension is flat roofed and it looks really smart. Also I think if the extension is no higher than 2.5m it can come under permitted development? There are other criteria but your local council planning portal should have all the info you need. Pitched roofs would be more expensive. My garage cost £15,000 but with a pitched roof and tiles it would have been nearer £25,000 and I would have needed planning permission.
