Do all subcontractors pass through main contractor on cost plus build?

We are planning a major house renovation. We are going to use a cost plus JCT contract. We will be sourcing some subcontractors directly (staircase, kitchen, bathroom, and some joinery). Do all subcontractors have to be billed through the main contractor? If so, what's a reasonable margin for them add?

The sub contractor can bill you directly. If you want the main contractors to organise and liase with the sub contractors you could be expecting an extra fee of around 10-15%.

It really depends on who you get. We have used companies before who insist on everything going through them - especially if they will manage managing or project managing them on site. This markup is then used to cover the time they are project managing them.

Usually though, as stated above, you can just say you want to be invoiced directly by the contractors which then means you will be responsible for them, or you will pay a fee to your main contractor to cover their time for this.

Good morning to Dorset from Scotland! My husband had a birthday last week and is now saying we're 'pushing 60'. We're active and fit, lol, but sensible too-the day will come sooner rather than later when one or both of us is not able to claim to be spry. Because the little cottage is in such a sad cosmetic state it was listed at a rather amazing price and we locked ourselves into it too early thinking it was a perfect spot for us to grow old. Whoops, thanks to several posts here about doing a reno or new build with a mind to age-in-place we are having to admit that is not the house for us. Luckily the town is the 'gateway to the glens' and if we wanted to use it as a holiday let we could easily. It's also becoming a commuter town-the hardier type people from Dundee and Aberdeen are buying in to take advantage of the great mountain lifestyle whilst being able to easily commute to their 'day job'. We were not looking for an investment property-not especially keen on the idea but more and more we're thinking that's what we've got. We measured the borrowed wheel chair, and also took the measurements of the typical mobility devices available now (the ones that are adverted as being in-outdoors), and frankly held up against the kitchen and bath measurements, there is no way we can make the bathroom work. Up thread (I think it was Deborah Butler of Brickwood Builders) a wet-room was mentioned as being best to accommodate a roll-in shower but hard to do as a reno project. Looking at the floor-plan, home report, and our own measurements confirmed that on this wee cottage-there is no way to do that and no way a wheelchair or mobility device is going to be rolled in that cupboard size bathroom. The kitchen could be managed if we drop the pantry wall idea, but the bathroom we planned to make a shower room is not manageable at all, and there is no room to extend that space. We would have figured all this out but much further down Reno Road, lol, so this thread has been a huge help to us just on that! Because we're now doing a much simpler reno (dropping the wider doorways and sliders, the ramp, and a few other a-i-p doings), the cost to renovate that lovely wee home is much lower too. The only things we won't be able to do ourselves is the shower conversion and the rewiring. A huge savings that we're going to need to find the right place for us! We know now that we need to look for a home with room to enlarge bathroom and kitchen areas, and with a less tricky entry to incorporate a ramp. For starters:) We have to be out of our current home by 1st August when the new owners will be arriving from Australia. We've borrowed the use of a caravan from friends to live in whilst doing the cottage reno (now that's small space living!) and that's going to be a help but I sure wish I'd joined Houzz sooner! I would have started this thread BEFORE locking into a property too small for our needs. Too, rather than use it as a holiday let or sell it on, we may move into the cottage once the reno is complete but we do know now there is no way we'll be able to age-gracefully-in-place in it. Sigh. Oh well, our builder is happy-he wasn't keen on trying to fit those sliding doors:) Take-Away For the Day? Be sure the property has room to expand vital living spaces before making an offer that is sure to be accepted:(

WOW!!! 80% as a DEPOSIT!! That is utterly ludicrous. I would consider 20% high. If a builder or any other contractor for that matter demands money up front, the answer has to be no. Staged payments perhaps, so you can pay for discreet parts of the job as they are completed and the builder is not risking too much capital up front - remember, to a contractor, my own bbusiness included, you are a potential non-payer until you have paid so it cuts both ways. Unless your financial situation forces you to scrape the bottom of the price barrel, you are far better of with contractors who run their businesses well enough to finance their activities until invoice time, even if those invoices are drawn up at pre-agreed completion of stages rather than at total completion. Whilst Alant1000 may run 1000 metres at this, membership of a responsible trade organisation with genuine capability and compliance checks of its members is in my view a far better sign of competence and integrity than all of the online outfits which charge fees to tradesman for their (the sites') dubious services put together. Recent independent reviews, and I believe the Houzz team try to ensure the ones that get on here are genuine, are quite another matter. Alant1000 and I can agree wholeheartedly on that one.

We did look at doing that originally with the aechitext but the upstairs has an open staircase so it cuts up a lot of room and would cost hundreds to stud it all out and put in and plaster the walls and put windows in :0( Plus I have a dressing area at the top of the landing where a window is ( the only window light that could come from upstairs is a north facing side window) so I might lose some of this. Overall it wouldn’t give us anything except showing the stairs in the hallway ie no cloakroom and a smaller upstairs with a lot of cost. We understand the hall is small and that’s just as the house was built so it’s one of those things. It’s just trying to use what is there as my OH wont spend any extra on things he deems aren’t fundamental now, lol.

Hi, for us taking a step back and re thinking with a local builder who we really got on with was the game changer. He had people he worked with regularly who helped with amending the drawings etc. He also really wanted the job because he could see the potential, we are also fortunate to have a big green with easy access to the plot. He was one of many I contacted through Checkatrade after reading reviews. We really had got stuck trying to adapt the grand design to fit our budget and were intending to go ahead with that end result. Then one day I was in the garden and looked back at the house and realised we were going to end up with some pointless box on the back of the house so I posted on Houzz and now work has started and we are really excited. Covid has made a difference to cost and availability but our builder is as on top of that as he can be and we are taking his advice on e.g which bricks are readily available and reasonably priced. It is early days for our build (concrete poured on Friday) so we have our fingers crossed it will stay a positive experience throughout! So my advice would be don’t give up but be prepared to keep searching for the right person to help you achieve what you want, be open to the suggestions of others but don’t forget how you want to use the space when you have it.
