Any Rust Issues With The Planters?

Hi there! I absolutely 100% love this house and always refer to it with our landscape designers! The Cor-Ten steel is absolutely beautiful! How did you prevent the rust from staining the surrounding areas?

Also, any chance you know the home’s paint color or whom I could ask if not?

Hi there - we typically install our steel with small gaps between it and any surface adjacent that could stain. In grass or gravel, we don't have that concern. The house in the photo was done by Ryan Street and Associates in Austin. They might have a record of the color. Hope that helps.

I think Photinia would get too large and unruly for planters on top of the walls. They need managing otherwise they get very large and have a very loose form. Personally I'd opt for something that is more consistent in form and shape without too much upkeep and provides an attractive green backdrop to your beautiful house rather than competing with it for attention! Something like Buxus or Japanese box (Euonymus Green Rocket) as alternative to avoid issues with Box blight. Alternatively Privet is a good reliable evergreen hedger particular well suited to urban situations as they tolerate pollution. Either way its worth adding some water retaining granules and slow release fertiliser to the soils to give them a boost. At least you're planting at a good time to avoid stressing them in the dry summer months. Good luck!

I see what you mean about the gap between concrete and fence and the potential for weeds to creep through from neighboring gardens. I’m constantly in battle with next doors ivy:(. So yes I think raising the borders would be a good idea but as Sonia has pointed out that trees and shrubs will be far better planted in the ground rather than in a planter. I think a raised bed would be an ideal solution. The only issue is that any soil which is next wood will cause it to rot and create more problems for the fence, easily solved by lining the wood with some heavy duty plastic sheet. Just cut a section so it covers the wood and able to let water drain in the ground, then at the front edge of the border (next to the grass) you could use whatever decorative edging you like. Once it’s filled in with soil/compost this will cover the concrete and give a nice uniform look. If you want to use weed proof membrane and pebbles then that’s fine but cut a hole for any trees/shrubs so the roots can use the ground soil. Also, if you use bark chips as a top layer this makes it much easier to pull out any airborne weeds such as dandelions. Hi. Looks like a big plot so I can see why you’re struggling for ideas. Could you post more photos of the garden from different angles (You can post extra photos in comments.) Might help to generate some ideas. Where do you currently park your cars? What does perc stand for? With a large space like this I think there’s lots of possibilities. I’m guessing you’ll be getting landscapers in. Did a quick doodle and thought to use both x and y for patio and also a little path to an extra patio. Thought it might be good idea to make the most of both sides of the garden. 🙂

Many years ago I had a job where I saw plenty of reports. These particular observations were not standard comments on every report (some comments for example about drains used to be as they can’t inspect). My understanding is homebuyers is quite limited and is really only an extended look over a house. Basic valuation is a very quick look round to establish the price. Structural report involves pulling back carpet, maybe drilling in walls and a lot more involved. Not every seller will be happy for your surveyor to do these things to their home. By you choosing the homebuyers report makes me think you wanted more detailed information about the property condition. This is likely to be your most expensive purchase. If the surveyor has recommended strongly a structural engineer inspects the property I personally wouldn’t ignore this. Yes you could have surveyor go round and all be fine potentially wasting their fee or it could identify a problem potentially saving you thousands. In either case it would give you peace of mind about what you are actually buying.
