Design Dilemma Kitchens Living Rooms

Very Small living room with kitchen

Hello… I have very small area which suppose to contain full kitchen with dish washer ..large refrefrigerator.. wash machine.. microwave .. oven.. gas.. and kitchen cabinet … dining table or (bar) … also a sofa or corner with TV… can you help me

The two openings at the bottom - are they both doors?

The opening at the top - is that a window? How does it open?

The sink you have by that opening at the top (second image), does that denote where your pipes are? Or is the location of the pipes flexible?

How many people will be living there?

Hello Frida…

ya both are doors.. the one on the left is outside door… and the one on the right… it could be a door or just an opening.. I palnned it to be a glass door or it could be non, since its along open from the ceil to the floor…

and yes that one is a window and about the sink the pipes are there.. but I Could added and extention to them..

Small bath dimensions are usually 1.7m long x 80cm wide (if you are not going for a smaller japanese sitting tub) An in-ground soil pipe is more difficult to move but slightly possible.... If you are in the UK it may be on the outside.. You really will need more info to see if this can work. Can you find out what the blacked out area represents? Sometimes it can be a condemened chimney in which case it might be possible to use the space). In such a small area, it might be worth consulting a pro locally

Hi. It's hard to tell if this will work as I can't tell the door width but what if you were to build a ŵall to wall bookcase on the desk ŵall incorporating both the tv and radiator? Ignore the design of this one, was just showing a pic of one against a window, You may need to widen the pillar by the dining room entrance slightly. Perhaps ammonite by F&B for the ŵalls with a floor that picks up one of the tones in the table. I'd also paint the coving in the ammonite and a darker shade of grey for the bookcase. Have a 6ft sofa (allowing for side table and lamp) opposite the bookcase (not against the ŵall) with a chair angled in front of the bookcase and perhaps go for an upholstered stool on legs as per your inspiration pic. You could use Romans on the windows, maybe in a vertical stripe and then use geo patterns for the cushions. Re lights I'd add ŵall lights to the bookcase and a flush for the living room, preferably just 7 inches high. You can afford to hang something lower over the dining table. Are you keeping the tall cabinet? I think your current table will look lovely with some upholstered chairs

Personally I don't think you need to extend to make the kitchen or bathroom bigger. However there are a few jobs that I would prioritise to sell it. Decorate everywhere, get rid of gloss on ceilings, add quality, substantial coving to the main reception room. I would also consider if the "mahogany" skirting board and doors are high enough quality to keep- they may be better painted. Personally I would spend the most time remodelling the kitchen. I suspect if you reduced the number of doors and windows you could refit it and make it seem bigger without extending. I think that the family bathroom is plenty big enough but the corner bath is a dated choice. An inexpensive white replacement suite could do wonders for selling. Flooring- I think you are right to consider carpet. For selling this may well be the fastest most inexpensive flooring choice. Curtains- personally I think the pole position dates the decor. I think the windows need wider poles positioned higher. Since you are going to be buying some stuff for this house have you considered employing a designer as they can help coordinate the look and have trade discounts that may well go a long way to offset their fee. Put the tv on the wall where the sofa is with the sofa made the dividing piece between the kitchen and living area. Get a square or rectangular dining table (round ones actually waste space) that can be pushed to the wall when not needed or seating more than 2-3 people. Create an ‘L’ shape kitchen with all wet appliances on the back wall and place cooking appliances and fridge freezer on the right hand wall (or left hand whichever your preference and then dining table on the opposite wall).

Below are a couple of ideas using the IKEA kitchen planner (the black table as a placeholder for the sofa, imagine a tv mounted on the wall across from the sofa).

I'm putting clearance around the dining table to maximize space for dining, but the table could be put against a wall for everyday use.

I've kept the path between the two doors clear for traffic. You could turn that space into a mini mud room by adding a runner rug, and a shoe-storage bench/cabinet and wall hooks for jackets between the two doors.

Option 1:

Pros:

1) Linear kitchen is best use of small space

2) Proper couch/tv corner, might fit a narrow coffee table

3) Decent kitchen storage

4) Kitchen along inner wall (typically best against condensation issues, etc.)

Con:

1) Need to re-route the plumbing

2) Oven potentially close to dining chair

Option 2:

Pros:

1) More counter space

2) Decent storage

3) Uses existing plumbing

4) Best clearance around table

Cons:

1) No dedicated sofa+tv space

2) tv is across the sofa, passed the table, so not the best viewing

3) The tv is potentially in the way of dining chair and could get scratched from traffic

4) Kitchen corner is not the best use of space

5) Collision between oven and corner cabinet door
