kitchen layout feedback
We’re in the draft phase and looking for advice on the location of the fridge, freezer and 2nd sink. We want to keep the main sink in front of the window. Would you leave the fridge near the sink or move it to the other side of the stove and include the 2nd sink in the island?

Comments (19)For anyone who interested - this was the idea I threw in... Using the space in a slightly different way !! A. Multipurpose kids play room / guest room with bed option either as Murphy bed or sofa bed - with plenty of storage for toys etc (if this is currently a kitchen - with higher level window - suggest replace window with lower one to match the opposite window in B ) also - if kids not too small - could keep a vanity sink in here for guests - if this was the kitchen. (If you need bigger play room - suggest maybe knock into garage too - but keeping front third of garage as garage still for garage type stuff. Subject to structural /fire regs etc of course ) B. One child's room with built in wardrobe C. Second child's room with built in wardrobe D. Hallway entrance with cupboard storage (pink ) on both sides - suggest new double glass doors opening into new dining room and extension at end of hall. E. Family bathroom . Pink cupboard opposite door for towels / bed linen /loo rolls and cleaning products etc . (Smaller pink closet for tanks if needed ?!) F. Master ensuite shower room . ( if no window possible - swap loo and basin location as neater to see basin first, not loo - but good to have natural light for shaving etc near window ! ) G. Master bedroom - with new window and glass door way through to garden access ( as fire escape - but also good for security as you can see anyone trying to access back door ) with his and hers walk in closets . TV on bottom wall. (Will need structural engineer to approve spans etc ) H. Formal dining space - or could be used as secondary snug if formal dining not required . Add side window. Consider making existing opening wider, so view into kitchen possible from front door. ( if structural engineers allow ) I. Glass roofed open porch area - ideal for outside storage /extra drying space / log store etc etc . Together with combined mud room / boot room / laundry room - access too and from outside and access point into kitchen. Could also be used as extra pantry storage too. J. Kitchen area - suggest island prep and pretty much everything area with tall cabinets flanking USA style FF and at end of hob run for max storage - DW on end of island nearest laundry room to be least invasive to kitchen flow. L shaper bar gives views of garden and is better for conversation than one long run. K. Lounge area . Can be two sofas - or one with pair of swivel chairs on garden side - remember to leave plenty of room to walk round - you don't want it feeling cramped - anchor sofas on large rug to help keep them in place and to provide comfy floor seating too. Could have extra (toy) storage all down the bottom, TV wall if you want ?! So that's my idea - I hope you like it ! It provides all you asked for I think - keeps the bedrooms together - I can see the children (if small) spending more time playing in the extension, rather than the multipurpose room to be honest - but if older they will relish the space away from direct view of parents. So they will grow into it ! Comments (8)I'm sure Karen will give you lots of options :) option 1 utility position doesn't work for me personally. I wouldn't want to be trecking through those doors etc. I don't know if an option would be to make the study a combined laundry/cloak and then extend the playroom to include a desk. If you work from home a lot though that could be an issue? Option 2, the kitchen doesn't feel big enough for the house and not sure how many tall units you're wanting? The loss of door in the play room is also tricky for hanging out washing. do you mean like an oriel window for the window seat? i don't know if i would change the window and door around? Just thinking of taking rubbish out, bbq's, al fresco dining etc so the door may be better from the kitchen?...See MoreUtility/Kitchen design feedback
Comments (23)@arc3d I dug out the very first design we had drawn up for the ground floor and interestingly the kitchen space isn't too dissimilar from your proposal, with some adjustment to door placement. It would be very nice to have enough room to clearly separate seating from dining furniture and I'm not sure it's possible in the current plans without doing as you suggest. Referring to our existing plans, my thinking was to move bench seating with dining table (extendable 6-8 person) to the party wall and seating to bay window area as @rinked suggested. Hopefully that would free up space for a small 2-seater sofa facing windows and couple of chairs with a side/coffee table. Note, the reason we introduced a double step-in to the external wall was because although not captured in the plans, the passageway tapers towards the house and we want to maintain a 700mm to run bicycles and wheelie bins to the rear. I think a side window in the kitchen wall was omitted because it faces our neighbours brick wall; maybe we could add one retrospectively at head height to the planning application, to reflect the side window in the extension: @rosemonde Below are the submitted plans for the other floors and external elevations for comparison to your house (- ignore the stair direction on 1st floor; this will be flipped but there's a separate application for the loft under PD so the plan here shows the current stairs). I should also add that we plan to change the walk-in wardrobe in 2nd floor plans so that the entrance is opposite the en-suit, with drawers along length of eaves and wardrobes along length of partition; we feel this will give us more bed placement options (e.g. facing the rear window) and make the walk-in section less cluttered. Our current layout is awful (we recently purchased the house knowing we'd do this work); the kitchen is where utility is planned, there's a horrible lean-to conservatory where extension is planned and a similarly nasty lean-to utility to the side, the current bathroom is oddly split into a bath and separate shower room (with two adjacent toilets split by the partition) and loft space is a bedroom with non-reg stairs, floor joists and ropey dormer window. The house will be built to be wheelchair accessible with wide door/hallways, elevator at the end of the mudroom, etc. Overall, we’re pretty happy with the layout. Your plan still doesn't have every dimension. Wheelchair? In that first floor powder room? Not likely. Steps from garage to mud? Not good for a wheelchair.
We've no clue your age, I don't like the kitchen at all. Living rooms, unless fire, tv..music or something are to set up square feet unused. Adult space? Good luck, They will be in your kitchen. A powder room need not be in the back mud area..
No.......I think some work to be done. And start in the kitchen. Thumbnail.......since you still havent noted all the feet and inches. You don't need the elevator NOW.

last yearlast modified: last yearUsing your basic layout, I'd rearrange as follows--fridge near the DR door, then move the DR door in line with the work aisle. Plates or serving bowls will have a more direct route to the DR and serving area (dark blue line), which will leave space for a piece of DR furniture on the other side of the door. Fridge will also be more easily accessed from great room and bedrooms/stairs (green lines).
Back in the kitchen, put a MW drawer across from the fridge, which will leave a nice landing space to the left of the prep sink. If you center the range on the remaining wall space it will also m/l center it with the FP (not an issue, IMO, but it will add some symmetry while giving you more landing/work space beside the range and fridge).
Switch the DW to the left of the sink, with dish storage to the right. Placing the trash pull-out at the clean-up end of the island gives access to all work zones. Separate clean-up and prep zones are my favorite layouts :).
Make sure the overhang on the island is at least 15" deep for comfortable seating at counter height (or as ADA requires), and the work aisle is adequate--normally 42" for one cook and 48" for two cooks/helpers.
