Comments (22)Your very welcome. I am sure you can turn your garden around with that sort of budget. Simple things like painting the existing fence will have a great effect with little outlay. Also, I think someone else has suggested combining gravel with artificial turf- this is a great idea. Perhaps you could run a path of artificial turf along the side passage then a narrow section in the garden with gravelled and planted areas. Reclaimed scaffold boards make nice decking if you can get hold of any. Salvage yards often have them ~£15 for a 3m length, I think it normally works out at about £15 per sqm for the planks. Comments (18)Hi, Thank you so much for all the replies!! I've attached some photos. One is looking towards the garden, one is looking towards the study, a picture of the infamous mezzanine floor and the finally one a view from the dining room looking up into the livingroom (which is why I thought it would be nice not to block it). I don't know if the photos do it justice how empty the room feels when your sat on the settee - its like your squished into less than half of the room. We were initially definitely going to rip out the mezzanine floor (its an extension to the original design), but haven't made a decision. We are taking opinions at the moment. Everyone agrees it is a bit odd, but it does provide additional space (storage) and one of our friends suggested a reading snug. It's currently our cats little area. The house is a detached house built in the 70s. The garden is split level out back, the front is a slope. The garage is used as a gym and the kitchen is big enough to accommodate a dining table so we were going to keep the diningroom as the formal room (separate) and have an informal dining area in the kitchen. I'm in Manchester. Hopefully I've responded to everyone, going to post this and then review again!! Thank you again for your thoughts!! I like some of the ideas. Comments (8)Hello, I have just read your remit again. You are hoping for two bedrooms, reception, kitchen and bath/shower room but you cannot extend further than existing bathroom. I am really not sure that is feasable. Switching the bed and reception around would give you access to the rear from the reception with one bedroom at the front. You could move the bathroom to the middle (on the other side of the relocated bedroom) then combine what remains of the kitchen with the old bathroom (squaring it off with an extension to make a kitchen with a small dining space looking oit to the rear. All this is dependent on structural walls and cost implications. Your home would be better configurated but it would still be a one bedroomed flat....See Moreminnie101
