Help witj design layout and interior design

I have an updated layout design, renovation on-going but i dont want to build the utility where it's currently on the drawing . The Area With W
I would rather not build the small utility area to leave more room for circulation in the area infront of the understairs toilet and hallway.
Any suggestions regarding the layout would be great. I need an office and utility area. Can I combine office and utility in the same room?
I need help with interior design..lighting kitchen bathroom etc

Do you need 2 living rooms? Turn office into utility and cloakroom. Turn smaller living room into an office. (The bricks of the extension aren't bonded to the original building 🙄)

I can get you a floor plan but don't have one right now, I will try though! Attached another picture. As for budget, open at the moment as not sure what could be achieved. Definitely will get new floor, skirting & woodwork will be white, and doors will be changed to oak. I hate the huge windowsill but it's over the meters / fuse box so costly to move those (I believe?). Ceiling has recently been reskimmed (was artex) so is fresh white with LED down lights. Also worth saying that through the wall that I've attached a pic of below, is the garage...I know it would cost a lot more but I have thought about knocking through and converting that to living space...but I'm getting ahead of myself! And I know you would need a proper floor plan to see what I mean! Thanks for any ideas!

Hi Helen, usually the fireplace is the heart of the room therefore I would create a layout that works around it. the layout you have created works well, do not forget to add a coffee table, side table and a rug to add warmth to the room.

Thinking about the space, I would always recommend living in it for a while first. A few weeks is usually enough to then understand how you use the space - which rooms you like being in and so on. This naturally starts to give you an idea when it comes to layout. For our layout packages, we would then start looking at how you use the space. This tells you what storage you need, what size bed you would likely need in the space or what other furniture is required. From here we then look at how light falls in a room - ensuring areas you use most or for dedicated tasks, have good natural light. The areas you use least, or have tall storage in, can then go into the darker areas.

Hello Adedayo,

Looks like you have some exciting times ahead!

I can't see much furniture in the rooms. Have you done a more detailed plan with them to work out exactly what you need in the rooms, to work out if the rooms are the right sizes?

I would be reluctant to advise putting your utility into the office. There are a few reasons for this but it depends on what you are including - if you would like a sink it may look out of place and if you use your washer and dryer during the day, that may become annoying in terms of noise, heat or damp etc whilst working? ...I usually do a very in-depth brief before getting started on doing layouts - this is how you determine what to put where so you can ensure you get the best use of space and avoid costly mistakes.

I do agree about the main hallway and keeping that circulation space, this is a must so I would definitely keep working on it.

It looks like one of the two living rooms could be altered slightly to add this extra room. I would work on - opening the hallway, moving the utility to the (current) office (so it can accessed from the kitchen) and then moving the office into a newly created room once you know the space required from your living rooms.

A concept planner or interior designer would be able to look at the layout on this sort of level for you. We look at things like furniture and how you use the space far more than architects so you can feel more confident in a room's specific layout and size. We can then of course, also help with all the other areas as needed - like colour, lighting plans etc so it's worth getting one of board at this time in the process.
