Love your kitchen! Could I please ask about the floor boards?

Hi there,
Could I please ask regarding your floorboards? Are they grey ironbark? They don't seem as dark as ours. What sort of finish did you use?

Thank you for your enquiry - this is the existing floor of the home (approx. 20 years old). The timber is spotted gum that was resurfaced and finished in a clear laquer by the builder on the project.

The lack of bench space, and I'm not sure which category of the poll that fits into. Layout maybe, since we'll need to move things around to make it work. Our kitchen is enormous, but it's all storage - one whole wall is floor to ceiling pantry-style cabinets. On the other all the stovetop and the sink take up a full half of the bench top, so there is just enough room for one chopping board and bowl on what's left when you are cooking. The crazy thing is, it's not even a tiny galley kitchen, but the space in between the two walls is only just big enough to squeeze an island in, so we are trying to decide between being cramped, or knocking down walls and completely remodelling. Can't quite bring ourselves to pull the trigger on the latter, though, as all the cabinets and cupboard are in great shape.

I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. (Combi) steam oven. Vegetables and potatoes taste much better, more vitamins are left in your food, cooking rice and eggs is very easy and you can just walk away while the magic happens. I have a combi one, so can also bake in it with added steam, which is useful for bread. It has loads of programs for different products and beeps at you when you need to add for example potatoes, beans, fish, carrots, so that everything is finished at the same time. I could do without it, but it is a lovely thing to have.

Just another thought...if you are tall go for a counter 950mm from the floor ( or whatever works for your back ) im 5ft 7 ish and that's how tall my cabinets are ( we have 100mm high benches, so that gives extra height..not just the feet on the cabinets ) You don't want to be bending at the wrong height all day Not comfortable.
