The property is an Edwardian semi-detached house located in Barnet, North London.

The existing property had an historic rear addition beyond the original rear projection, accommodating an awkward utility, shower room & larder, which substantially disconnected the kitchen, dining and living areas from the fantastic rear garden.

The principle objective of the brief was to create a much more spacious and flexible combined kitchen, dining and living space, which also significantly increased the connection to the existing rear reception and rear garden. In addition a new downstairs shower room, laundry and general store were also required.

The first design decision that was made was the removal of the existing rear extension, followed by the infilling of the side-return. This resulted in a more spacious and better proportioned open-plan kitchen and dining area, with much better connection with the rear reception and garden. The existing pergola was also carefully reconfigured, in order to retain the client's large & prominent wisteria.

Our typical palette of materials and standard products are then used in combination with with some bespoke elements (such as kitchen, joinery & glazing) to provide a coherent, tailored finish.
