Clapton #59

The main objectives of the development were to take a previously converted Victorian flat and extensively reconfigure extend, in order that it can once again function as a family dwelling, and also to significantly improve the thermal performance of the building and address numerous other issues presented by a young family living in a converted period London terrace.

Once the structural strategy had been defined the spatial reconfiguration was relatively straightforward; a new zinc clad dormer was added to the rear roof slope to accommodate 2 new bedrooms, a bathroom, and also a play space at attic level, this effectively gives a whole floor to the clients 2 young boys which really helps with the overlapping functions within a compact family flat. Sufficient light was brought into the new bedrooms via North and South facing rooflights, and into the bathroom and stair/ play space via large format timber composite windows.

A key design consideration was the interface between the original period features of the property, which give it its distinctive character and appeal, and the new and improved elements that were required to significantly improve both the capacity and the performance of the property. A large open plan living space has been creating by joining 3 separate rooms into a single open plan space, accommodating a new larger kitchen, dining area and living room. Despite joining 3 separate spaces together, definition of the 3 new functions is provided by careful use of various existing thresholds, partitions and detailing from the 3 existing rooms.

The resulting property is spread across 4 levels which creates a really generous arrangement and allows for areas for open communal family life, and also remote more intimate spaces providing privacy and quiet. As well as a large new family bathroom at attic level, 2 new shower rooms & WC's are provided at first and 2nd floor level providing for a master suite, and also a guest suite/ home office; this arrangement allows a really flexible family home with capacity, and appropriate levels of privacy, for guests to stay and also working from home - something that is a rarity in a typical converted London terrace.

As with all ARCHEA projects, a relatively simple palette of materials and standard products are used throughout, in coordination with the client's distinct tastes, in order to provide a coherent tailored solution.
