Upper Clapton #151
The property is a Victorian mid-terrace house located in Upper Clapton.
The client’s primary objective was to form a larger kitchen, however the nature of the plot, at the end of the street in close proximity to adjacent properties, resulted in a relatively short and compact rear projection and garden. As such there was a balance to be found between extending the property and not compromising the rear garden too much.
As a modest glazed side-infill extension had already been added by a previous owner, there was also a balance to be found between reusing as much of this structure as possible, without compromising the potential for the extended kitchen and connected living spaces.
Ultimately a small rear extension was agreed upon, simply to create a longer and better apponted kitchen. Access points to the hall, rear reception/ dining room, side extension and garden were all then retained or added, together with extensive visual connection with the mature and characterfull rear garden.
In addition to this primary objective, a full bathroom/ laundry refit was required, together with extensive upgrade of the ground floor entrance hall & general storage throughout the house.
Our typical palette of materials and standard products are used throughout and are complemented with Plykea oak kitchen fronts & traditional red quarry tiles, which really ground the modern kitchen within the period Victorian property, and tie it in with the earlier glazed side extension.
