Stoke Newington #110

The property occupies the first floor of a mid-Victorian Warner terrace comprising purpose built maisonettes, located on the outskirts of Stoke Newington bordering Stamford Hill.

The principles of the development were to reconfigure the badly laid out and dated kitchen and dining room to the rear projection of the property, creating a new open plan kitchen & dining space with improved levels of natural lights and access to the small rear roof terrace.

The works all worked within the existing building envelope, however as the property is a flat, and therefore no Householder Permitted Development rights existed, planning approval was required for the new flank kitchen window, and large format window and patio door system to the rear roof terrace.

Due to the limited access to the 1st-floor property, and also budgetary constraints, the large format rear glazing was designed to comprise of 3 individual elements which were then coupled on site to form a single system.

A simple palette of materials and standard products are used throughout, providing an efficient construction process whilst also creating a high quality and simple modern aesthetic.
