"Edge came up with a great idea for my kitchen extension. I would not have considered this particular design but we were delighted with the outcome. I was reassured by the professional advice but also consulted about all the options along the way. The project was well managed and I would recommend their services to others."

"I received a valuation back on a house I have bought and needed a professional to check out some of the things that came up on the valuation. Pete was great. He was quick to respond and very thorough in his check. I have 100% confidence in what was discussed and I would recommend his services to any of my family or friends."

"Steve delivered a terrific project for us. Initially I thought Steve had totally misunderstood our brief and wondered if we would be able to achieve our vision of our completed property. However, after some fairly frank discussions during which Steve patiently explained that it was not at all unusual for the client to disagree with the proposal, we worked together to produce what I can only describe as our 'dream home'. In addition Steve was able to recommend a truly superb building contractor. We are only too happy to recommend his services. Martin & Sue Hughes"

Julie Richards Architectural Design Ltd.
Architects and Building Designers in Kimberley, Nottinghamshire
"I appointed Julie Richards in January 2016 to carry out a complete refurbishment of the two bedroom 'Warner' style maisonette I own and rent out in Leyton, London. It was agreed the works should be completed by April at the latest, and this was achieved. The property had fallen into considerable disrepair during a lengthy tenancy of almost a decade, only fetching a low rent that reflected this state of affairs. In January 2016 the existing tenant moved out and I took this opportunity to bring the place into line with average rental prices for the area, which valuations indicated had risen a great deal since my original investment. Within a strict budget of 25k Julie's brief was, therefore, to strip the place out entirely and build it back up to a standard that would guarantee the financial return necessary to recoup the expense, whilst providing enduring value going forward. It was a given that the kitchen and bathroom would have to be completely replaced. Julie's choices were tasteful, economical and above all - with limited space - practical. All the existing decor had become too tired to be restored effectively, so Julie also designed and oversaw a complete redecoration. Of course scratching the surface brought ever greater issues: large areas of plastering coming away, and the apparent obsolescence of the electrical circuitry and aspects of the plumbing amongst them. She coped admirably with all of these things as they arose. She also showed an appreciative touch with some of the more 'period' features such as sash windows, sliding doors and wooden floorboards stripped, sanded and varnished to remarkable effect. (We never did get round to rehabilitating the bricked in hearth due to the narrow budgetary restraints, but the will was there!) The lighting design was also improved, adding to the overall feeling that my property had been transformed beyond recognition. Julie managed to incorporate these things into her scheme of work without - as I greatly feared - allowing timescale and budget to spiral out of control. She negotiated with a wide range of tradespeople directly herself, many of whom were her existing contacts. This was all a great relief to myself, having never embarked on a project of this scale before. I hope this helps, please don't hesitate to contact me if you wish to discuss anything further."

"We used LSO architects approximately 3 years ago after we bought a 3 Bed Semi and wanted to significantly develop it. Debbie Hoare at LSO took my domestic ideas and developed them in a way a could never have imagined. I found her to be very professional and excellent at offering practical and workable solutions. We loved our home and are using LSO again on our next project. Highly recommended."

Project 3 Architecture Ltd
Architects and Building Designers in Kimberley, Nottinghamshire
"We were so glad that we decided to work with Tracy to improve our home. Her excellent design sense enabled us to get the greatest use of our current space without needing to carry out an extension. She took the project from our vague ideas through planning permission, to build and completion. Her selection of tradesman for the tasks was excellent too. And when we had issues with our door and window supplier (our selection, not hers) she was extremely persistent to ensure that all was resolved. In addition to her professionalism, she was always willing to visit us at our convenience and fit round our busy lifestyle."

The Interiorist
Architects and Building Designers in Kimberley, Nottinghamshire
"We bought Willow Springs cottage in the summer of 2014 and have spent eighteen months making much-needed repairs to it, inside and out. We got in touch with Stephanie as we'd heard about her friendly and calm approach - calm was something we needed faced with a house desperately in need of some TLC! Built in the mid-1600s, the cottage underwent a major renovation in the late 1800s, when the timber-framed half of the cottage was rebuilt. An early photograph shows that this Victorian facsimile replaced a much older (we assume 17th Century) timber-framed structure, made up of twisted timber frame, a concoction of various infills and possibly a thatched roof. The cottage was then extended in the 1960s, when the scullery in the Victorian part was doubled in size to form a small kitchen, and the large inglenook fireplace in the living room was sadly removed to create the entrance to a single-storey extension. Stephanie was involved from the offset, advising on many aspects of the project, from preparing us for discussions with the conservation officer through to offering creative input on changes to the use of the space. Our main focus was on removing the inappropriate materials that had been used on the cottage over the previous decades. The main offender was the cement mix and gypsum plaster on around half of the internal walls. Fortunately, a good amount of the original lime plaster remained intact (or repairable) in the rest of the house, mostly on the upper floors. Similarly, on top of the earth floors on the ground floor, several layers of impermeable materials had been laid (such as roofing felt, concrete, plastic sheeting and carpeting) in an attempt to dry out and warm the house. Once removed, the house began to dry out beautifully, although the lower plasterwork was beyond repair where damp had been forced up the walls. Stephanie was a great help advising us before we made decisions about what we could save and what we would need to replace. For example, at one point (before we were fully read up on the best way to deal with heritage houses: "repair not replace!"), we had been advised to remove a cracked lime ash floor on the first floor. Thankfully Stephanie pointed out that aside from any structural problems this removal might cause, it would be a loss historically, so we went on to repair it, and we're so pleased we took her advice. She created 3D renderings to help us envision how we could make the layout better suit our needs and add a nice flow and cosiness. She placed an emphasis on this, encouraging us to think in a very ‘human’ way about the way we wanted to live, work and play in our home. Few structural changes were needed. We decided to demolish two items – the small extension to the living room and the two-storey bay windows, both structures added in the 1960s and in a poor state of repair; both changes prompting the conservation officer to comment “you’re the only people I’ve met who actually want to make their house smaller!” We also decided to move the bathroom from the ground floor to the room directly above, and to brick up a doorway which led from a small hallway/WC next to the bathroom into the Victorian dining room, making space for a downstairs WC. Following this stage of the project, the uPVC windows were replaced with timber double-glazed units and the cottage was rewired and re-plumbed. In the living room and kitchen, limecrete floors were laid over foamed glass insulation and underfloor heating, with reclaimed York stone flags to finish. A lime/hemp basecoat was applied thickly to the bare walls with a lime putty topcoat. In the dining room, we revealed a Victorian arched brick fireplace, which we went on to clean up and repoint. The cottage was painted throughout with clay paint. Work continues - I feel it may for a while yet as this little old house presents new challenges from time to time– but it is a lovely to place to live. Thank you to Stephanie for her calm and thoughtful guidance, expertise and know-how throughout the process."

How do I choose the right Kimberley, Nottinghamshire architect?

Begin by determining the type of architectural service you require. Is it merely advice that you need? Or a detailed set of architectural design plans? Are you hoping to add a single-storey extension or are you really looking for someone to design you a custom home and handle construction management right through to completion? One of the most important duties of full service architects in Kimberley, Nottinghamshire is to serve as project managers and supervise most aspects of construction as well as facilitate communication between all other contractors.

Architecture is an incredibly technical profession and one where getting things wrong can literally put lives at risk, so do background checks on your Kimberley architect. Check they are registered with architecture associations such as the Architect’s Registration Board (ARB) and The Royal Institute of British Architects (RIBA). Being part of an architecture association means that an architect or architecture firm has met certain standards, qualifications and practices, and can be held accountable if they don’t meet these standards. It’s advisable to choose architects that specialise in the kind of project that you are undertaking as their existing experience will shine through in the completed design. Look for an architect in Kimberley, Nottinghamshire that can provide references and reviews of their previous work.

Once you have determined the service level you need, your next consideration will be architectural style. Some architects specialise in designing for traditional housing such as period cottages and country homes, or even in designing modern replicas in a period style. Others have a knack for imagining bolder, more futuristic architectural design in Kimberley, Nottinghamshire incorporating the latest green technology. Check their Houzz profile and website for examples of previous work. Early on, try to gauge availability – there’s no point in choosing an architect that’s going to be booked for months if you have a tight deadline. Some architects are happy to do all their work online or over the phone with you, but if you’d prefer to work with an architect in person then check that your chosen architects in Kimberley, Nottinghamshire will travel to you.

What is the process to hire an architect?

At the first meeting, preferably at your property or building site, give as clear a picture as possible of the kind of home you are trying to create to your architects. Chat through your goals, projected budget, scope of work, schedule and feedback, together with any very specific requirements you might have. It is crucial that your architects are clear about their responsibilities and that these are documented in the contract. Ask them to walk you through the process, including the number of architectural design consultations, site visits and what they will be delivering and when, e.g. feasibility study, a technical drawing, tender package and/or planning application drawings. They could illustrate this using a previous client’s project. Also, what does the architect need from you? Deeds, rights of way, deposit, staged payments etc. Once you have covered all this detail, you are ready to make your choice and get started. The architecture company in Kimberley, Nottinghamshire that you hire will likely start with concept drawings and finish with construction drawings and documents. Some firms even design with 3D renderings, CAD and videos, but this is by no means essential.

What makes a good architect?

You are looking for architects in Kimberley, Nottinghamshire that have the right balance of creative flair, technical nous, practicality and impeccable service to see you through. Get a sense of whether they are a good listener, collaborator and problem solver. Checking their references will also be invaluable at this stage so look at their Houzz profile for past customer reviews. Ask to speak to previous clients, particularly regarding their responsiveness and ability to work creatively around a budget.

How much does hiring an architect cost?

There is no set payment structure for an architect. Some Kimberley, Nottinghamshire architects will charge an hourly rate, others base their fees on a percentage of the total construction cost or propose a fixed fee (payable in instalments) for projects such as house extensions or a complete home design. You may wish to pay in stages to safeguard against any possible dissatisfaction with the quality of service. Make sure the total figure and payment schedule is agreed as part of your contract, particularly if you are trying to accurately estimate the cost of building a house.
