Kitchen Layout

Trying to maintain the square footage and pick the best kitchen/living room layout. Any thoughts on the three options below? Also trying to keep a window over the sink, so we have not looked at putting the sink in the island as an option at this point.

Is the living room located off of the garage entry strange?

Defintely Option A for me - sink with a window in front is IDEAL and a sink in corner is the worst design idea. When you are doing dishes I want to be able to look outside and enjoy the view, rather than stare into a wall. Same for cooking, this is why I put my range in the island, so that I can talk to my family while they are gathered around the island.

Option A is almost exactly like my kitchen and I love it except range is in island.

I like Option C too, but I would move Sink to island or range to island.

Option B is no for me...any kitchen with a sink in the corner like that just looks dated to me.

The layout of your new kitchen will depend on a number of factors, not least where the waste water from your sink, dishwasher and any other appliance that uses water, enters the drainage system. Moving any of these is not normally a problem but you may be restricted as to where certain appliances need to be positioned in the kitchen because of where the drains are. The usual method of planning a kitchen is to design the layout making sure you keep the distance between the key elements to a minimum. Having the food preparation area close to the sink, cooker and fridge will ensure you don't wear yourself out, running from one side of the room to the other. Without seeing the size and current layout of your kitchen, it is impossible to make any further, useful, suggestions. Choose your kitchen fitting company vary carefully and don't be shy in asking lots of questions, if they are any good, they should answer all your questions in detail. Hope this helps.

Hello Emma, I have to say I really like the cluster shade light! It's gr8.. You can do very little here and make a difference.. Move the table out a bit into the room.. So it's under the light.. Leave the table very bare.. I'd possibly look for a picture that accented the colours of the shade... Warm beige, browns, creams... Also at the other end of the room, why not have another... It's a really interesting light.. It would work with the sofa as well. You could move the dresser along a bit so it's nearer the dining end.. Bring the arm chair a little closer in to the living area and possible bring the sofa forward a bit.. You could have a nice rug and a coffee table here. I would get some cushions that accent the shades and definitely consider duplicating that in the living half of the room... I found a blue version so you could place the blue canvas in the living area, have some blue and brown cushions to accent the blue and brown shades.. You could also introduce a couple of lamps with similar shades.. I have included a glass base purposefully as the shade is the accent here.. to compliment the pendant (s) :))

I think that you need to leave a wider gap, 30cm is not wide and I think it will look like what it is, ie stopping the units so they don't get in the way of the french doors. I would go with a 60-80cm gap and make a useful feature out of it with floor to ceiling shelving. I've found a picture showing some shelving stepped back from regular depth units, so you get an idea. Another option is to use a rounded base unit if you like them and maybe put a stool or plant in the gap.

Thank you for all the comments! I really appreciate it. It’s great to have other inspiration to play around with. I’m not actually planning on using Wrens but their 3D virtual reality mock up is very useful! I spent the day playing around with different ideas, using cardboard in the space to mock things up, including tall units! The problem is the width of the kitchen isn’t huge so full depth units facing each other becomes a problem. I might have settled on a layout that wasn’t in my original sketches - I’m going to take it to a designer to see what they think. The only awkward bit about this design is there would be an appliance (probably the freezer) in the corner under the breakfast bar, so the only access would be from the lounge/dining side. My parents are wondering if I need the 300mm breakfast bar overhang, but I think that if I have units across the entrance to the kitchen like that, I’ll naturally want to use it as a breakfast bar and will be annoyed if it isn’t comfortable to sit at.. here’s my 3D app mock up of the space (not a professional mock up!!)

I don't mind a corner sink in theory, but you won't even be able to stand there comfortably with the dishwasher open, which is terrible.

A seems the clear winner.
