Where did the uprights for the barrel vaulting come from?

Really like the up lighting. Where did the uplights come from please?

Hi Louise, I have come across this issue quite a lot on my travels. The main issue is that the best way of designing the room is to get a sketch done or a 3D visual of the room before you start so you can see all aspects, the light quality etc... This way details like your ceiling will be highlighted at the design stage. Apologies, easy to mention this in retrospect. If you do another project I would be happy to offer an illustration service for you. www.3dinteriorillustration.co.uk The answer to the problem at this stage depends a lot on the style of the finished room. If its modern I would always suggest using the beams as they are as a feature, boxing them in can look a little heavy sometimes. Spend a little time and money preparing the surface and paint them gloss white, they will look very architectural and can addd to the overall aesthetic.This is a project I did in Australia, the beams are used externally but the same principle applies. We decided to expose theme, spay them gloss white and make a feature of them. Hope this helps and good luck with the project. Martin

Paving for outside - I think grey limestone? They wanted to put the black stuff as shows less marks but it’s a bit harsh so not sure. Getting samples today apparently Just not looking forward to keeping it clean as he messed up and originally told me it was slate (rolls eyes) Just another issue to add to the list! I have to decorate everything myself as the OH wont let me pay for a decorator as I can paint. Boo. It’s just getting the will to do it now, ha ha. Can’t wait for it to be all done though as just want to enjoy it and have some weekends back ;0)

Thanks Jonathan, good to hear that our budget doesn't sound way off! We know we're in a pricier part of the country, but have been shocked at the quotes received so far. I didn't think our design was that elaborate! We have one steel where we are opening up the back of the house to push the kitchen out, plus a vaulted ceiling there with a couple of Velux windows. Our plan includes a couple of new french doors, but not bifolds or anything, so no major glazing costs. One things that could push costs up is our extension roof as its a slightly odd design (flattened a bit at the apex) due to jobsworth planning officer. We were also hoping to have it vaulted with one Velux, so there may be costs there with insulation, wiring, beams etc, although the engineer didn't think a ridge steel was necessary. There are no major plot limitations or access issues. We do need our existing tandem garage demolishing, plus removal of possible asbestos roof and moving the manhole to the new side passage. We also know that one corner of our new kitchen will need deeper foundations due to our leylandii hedge (which we'll probably remove at some point anyway!) - we've already had a fruit tree removed so it didn't impact the other side of the foundations. We have also asked for under-floor heating in the kitchen and know that we'll need to move/replace our boiler and possibly have a new consumer unit. We also asked them to quote for a couple of "extra" bits, like replacing the existing ancient front windows to match new ones, refitting current family bathroom, and stripping out some ugly wood cladding in the hallway. So I guess there are some issues and extras there which we need to explore further..... but we thought we had allowed for some of them by setting our budget around £100k and holding £50k back for spec decisions and unforeseen bits and bobs. We will definitely be speaking to the first builder who quoted £155k ex kitchen and bathrooms, as his quote was the most thorough and we had a good feeling about him. I think perhaps there can be some further discussion with him around costings and where we could make savings (or put things off until a later date). We were keen to get all quotes in before entering discussions, but the remaining two are taking an age.......

Another recommendation for Karen @ OnePlan even more so if you're going back and forwards as she can show you a few ideas. Everything really seems set in stone bar the plant room? There also looks to be stairs on the gable end which I assume you need for letting the dogs out? My (very non-pro!) comments on your green plan. I'd reduce the plant room depth to 1500 and the gap between the island and units to 1200. I'd access the plant room from the larder end so lose the corner cupboard. I'd put the oven at the end of the sink run and just use shelves to balance the gap between the oven and window. It means losing the window seat however just thinking it would actually work better for extra seating in the living room? I'd go for a smaller hob and have it on the island away from the stools with a downdraft extractor. The living space is a little tight but assuming you're having a tv I'd hang it against the play room wall then chose a slim chaise sofa without arms so it doesn't visually close the space off coming up the stairs. I know sofa arms shouldn't normally overlap but I think it works with window seats. You may also be able to fit a small accent chair in the left corner next to the tv and then have a sideboard on the plant room wall for extra storage.
