Shall I get an interior decorator for a refurbishing job?

Hi all, I'm about to start my first refurbishing/modernization job on a house. It's an old council house, 3 bed house that was built in the 1970s. It's a huge garden which is completely overgrown and looks like a jungle. It belonged to my late father in law who left it as it is since the 1970s.

I intend to totally modernize it and sell it later. My dilemma is whether to employ an interior decorator/architect to get the most out of the house, design wise, or trust my taste and the experience of my project manager and leave it at that.

How much would it cost to employ an interior decorator/architect?

As it is, the house is worth around £80,000, before modernization.

Also speak to local estate agents and see if there's s ceiling price for similar properties. If yours is the best one locally it might sell quicker ?! If you need to re invest the cash elsewhere in a hurry ? Just make sure you don't spend more than you'll get back IYSWIM ... Neutrals can be a safe bet ! But something totally stunning will make it stand out from the rest !!

Two coats of Zinsser 123 primer/undercoat. You might not even need to sand it before you begin, the primer sticks to anything so you don't really need a key. Only sand at the start if the current surface is a bit knackered. Sand in between coats with a 240 grit/superfine sand paper. Top coat, get the best paint you can afford, a trade paint is recommended. Go to a decorators merchants and ask them. Though any trade paint for interior wood would do, egg shell, mid sheen, whatever finish you like. Two coats of this, sand in between with the superfine. If you can be bothered try rollering the majority of the paint on, with a mini roller suitable for the paint your using. If done right it gives a good finish. Cut in any of the detailing, edges with a brush. Sounds like a lot to do but its pretty simple really.

Thx for the replies. Read some of the responses and decided not to put any panels and this is the outcome. Considering there is no sort of panelling I'll have to decorate it another way. Any suggestions? Even got my bit of Quartz cut and buffed to size. Waiting for tap to arrive in post and I'll get the basin fitted too. @j;aCualey - that's an interesting idea. Any examples?

Hi Juby, I think this space could be something special for you. I understand the problem as we live in a Victorian terraced house and space and light are always an issue. I fee your pain but think i can help. In terms of the walls, If you want something different, you can colour block the wall opposite the radiator. Potentially the bottom half sage or navy and the top half a fresh and contemporary white like pretty pale from valspar . On this wall, a large landscape mirror will add brightness to space. The remainder of the space can be painted in the lighter 'pretty pale' colour. The arch detail is stunning! You could really feature this by using the wall colour to highlight the details. We have exactly the same problem with our coats. I am obsessed with shoes and coats! If you were to thin these out, this would make a huge difference. If you use individual hooks, you can space the coats out to thin the density. You have a long wall so have the space. A big part to add would be a second light at the bottom of the stairs. The light is so bright but is doing nothing for the rest of the hallway or stairs. Also, try a neon light. Gives off bright light in a small way but can add detail and light. Have you thought about a shelf over the radiator for your keys and wallet? Nice and simple. Going up the stairs, a gallery is a great idea. Bold prints will add detail and colour. Think about painting a square of the downstairs feature colour to bring continuity to the design all the way up to the landing and to add detail to the light landing. Hi Lifestyle Kitchens, Thanks for the reply I will get a design from Howdens today. It will be based on what Jonathan had suggested (enclosed within) I hope this should be enough, for the electrician & plumber to build open. I plan to take down the wall between the kitch and diner, and insert an RSJ beam so a builder should be fine with that Not sure why I need a designer for bedrooms, as I won’t be making any changes. As for the bathroom, will hold horses and depends on how things go about, will decide at the end Kind Regards Mel

One Plan makes a good point, also you must be careful not to put more investment into the house than you can hope to get back. Again an estate agent can advise on this.
