Richtraff, I see you are located in the UK, yes? In my area of the US, realtors won't list a room as a bedroom unless it has a built in closet. If it only fits a free-standing wardrobe, it is listed as a den. I'm not sure whether this is a local quirk of our real estate market or whether it is a more widespread practice. But my point is that you probably need to consult a realtor in your area to see if there are any minimum requirements (size, closet, etc.) for listing a room as a bedroom when you sell, and also for advice about the pros and cons of a bigger bathroom vs bigger guest room when listing in your area.

Finishing touches are being made to the complete remodel and extension of a 1970's bungalow into a contemporary dwelling over 3 floors in north Leeds. Due to the sloping nature of the site we were able to convert the lower ground garage into a formal entrance with utility and WC to the rear and by inserting a new stair, link this to the main living accommodation on the ground floor and the converted roof void. The stair forms a focal point in the house and enables light to penetrate the deep plan of the house. An existing side extension has also been adapted to create an open living / dining / kitchen opening out the rear terrace with a further roof terrace part cantilevered over providing views across the Wharfe valley. Hi, I think you mean the landing bit with the skylight? This used to be the 4th bedroom but it became a dressing room when the house was extended to create the larger current 4th bedroom (which we are now planning to extend again!). Here is the plan of the house as it currently is with the sizes x

Whilst it is commendable to be looking at architectural solutions to your problem. I feel a lot of these issues could be remedied through thoughtful garden design and a complimentary landscape scheme. Whether you are looking from the property itself or from the approach to the property, there are many ways that these views can be framed or softened by the use of specimen trees. I would be interested to see a more comprehensive plan / visual so I could advise you further.
