I like your plan, I would put an external door on the utility instead. and ideally get the boiler in there if you can. (boiler there more important than door- if its a choice) block up external door to office (not needed) put a cloak room under stairs and use the doorway space - access cloak room from under stairs. Just need to know where your external soil pipe is to confirm. i can recommend an architectural technician. (although you could probably sketch it yourself) he also does B.regs / project management as well, if required re the construction, over hand block build the party wall side. brick and block the rest, you will need a steel over the bifold if wider than 3.6m. cheaper option is to have larger french doors with fixed glazing either side, (then you may not need the steel.) you will need one for the internal partition. so delivering two easy as one i may be able to supply the easi joists and 18mm osb for the roof (bit of a small job) get your services (lights) up in there easily . 5m easy to span try and get a warm roof if poss. (insulation on top and then ur choice of roof covering) check heights when designing and submitting plans) cold roofs are a pain. good luck , happy to help Chris

There is no right or wrong answer - and as suppliers and installers of award winning versions of both bifold AND sliding door systems we have no bias towards one or the other. Our teams install nationally, from Shetland to the Channel Islands...and everywhere in between. When we get asked this question by customers there are a number of initial things we would ask to try and make some recommendations - and we have written a blog all about these. Probably the most valuable question is realistically how often are you likely to have the doors fully open. Our SF55 aluminium bifold doors can be manufactured up to 1.1m wide and have an industry leading narrow sightline of 115mm (the amount of frame visible when closed) and over a 29' 6" run of 9x1m panels you will have 8 intermediate frames totalling 920mm of aluminium. We do two aluminium sliding door systems the Grand Slider (83mm sightlines) or our award winning theEDGE (narrow 24mm sightline) - both can take glass sizes of up to 3m wide so over a 9m run of 3x3m panels you will have 166mm of intermediate aluminium visible with the Grand Slider and just 48mm visible with theEDGE. So if your doors are closed more often than open there is significantly less frame than glass in sliding doors - maximising your views - however the trade off is that unless you opt for a pocket slider you are not able to open a sliding door completely to create a total 9m opening like you are with bifold doors - you would only open 6m of the 7m (or 6.75m if you went for four sliding door panels). In terms of thermal performance both SF55 and the sliding door systems can be double or triple glazed and achieve pretty similar U-Values and in terms of price the SF55 and Grand Slider systems work out to be almost identical - although theEDGE is a bit more because of the advanced engineering required to create such a narrow profile. There is also the option of the SF75 bifold door which has a U-Value of 0.9W/m2K which is the lowest of any aluminium system on the market. Given your location and your views, my personal recommendation would be sliding doors, because you maximise your views even when closed - but it is whatever is best for you and it may well be a combination of sliding doors and fixed frames provide the perfect and cost effective solution. I’d think I’d go for an extension if it’s within budget. As others have said, he orangery will get really hot and need blinds and roof blinds which will rapidly add up in cost. We’re having a roof lantern fitted in our extension and I contacted some lantern roof blinds companies yesterday to get rough quotes and for size of ~2.4x1.3 one company said between £1479 and £2233, and another (without size guide) said £2-5k You might need that regardless of the orangery vs extension debate of course, however presumably it’d be larger in an orangery. Plus all the blinds.

It's really long and narrow, isn't it. I think you have lots of options. The best place to start is with figuring out what you want and need and then working out how to change the house to work for you. It seems like you're coming at it from the position of what is practically possible and then will you like that. This isn't going to give you the best result for you. I understand that you've been speaking with builders about it and they will always give you the most practical solution, and the easiest option. But that might not be what is best for you. Though it might be the cheapest way to alter the building. You don't need to limit yourself to what the builders tell you. You can work with an architect who knows what is possible technically and then simply get builders who will build what you want. It might cost more that way, but it's going to deliver the space that you'll really love instead of feeling like a compromise position that you're having to squeeze yourself into.
