London/Butterfly roof balustrade solution
At the final stages of a loft conversion from a London/Butterfly roof I'm looking for a balustrade solution for the rear of the property (and the properties of three adjoining neighbours). From the photos it can be seen that there is a gulley which is about 40cm wide between the french door and the exterior V shaped parapet. Rather than going for the traditional juliet balcony type steel bar barrier attached close to the french door I would like to be able to access the gulley area and therefore place the balustrade on or against the parapet wall.
To meet building regs, the barrier will have to be at least 110cm from the bottom of the gulley.
Putting glass across the entire length of the gulley (475cm) would be one solution, but keeping the glass clean in the parts that are up against the wall would be problematic, and would require quite a few stanchions
Putting glass in the area that would fill in the V would be a desired solution, but sourcing suitable attachments is problematic.
I'm also looking at wire mesh options.
Suggestions would be much appreciated.

Comments (7)Hi there - yes, I'm aware of these restrictions and the solicitor is handing this as part of the negotiation. Yet another obstacle to navigate! The other interesting thing to note is that the contract T&Cs include a mandatory fee payable to the service management company for answering any queries relating to future resale of the property. This is a hefty fixed % of the agreed sale price. I gather that the fees charged by service management companies to leaseholders are currently under review - we should all have our say in this. BTW, Luciana, I agree developers do need to be more flexible and responsive. One would hope that trained architects and builders would be pleased that real people are actually going to live in the buildings they create, and not leave them empty like the dark, uninhabited desolation of large swathes of prime central London. Comments (46)Bearing in mind that you have young children, the focus of the garden in my opinion should be on them. A small patio/dining/relaxing area for adults near the house, and perhaps also at the end of the garden would be lovely. I would also have most of the garden redone in grass (real grass!) with room to play. And I would keep the fence... its the most practical having children near a river, even if they're not babies anymore. I would probably break up the unusual shape of the garden with a few pots, planters and borders 'sticking' out into the garden so the eye is drawn away from the sharp, narrow end. Comments (39)@rach1922 - you are quite right that people harvesting Indian sandstone were exploited, as well as the use of child labour. For this very reason many UK suppliers have installed their own staff in their own quarries to ensure this does not happen. So basically there are companies who have total control to ensure the Stone is ethically harvested, such as Marshall’s, London Stone etc. I used Global Stone who supply many builders merchants. Sadly, we as a society exploit many people in many countries so that we can enjoy cheap clothing etc. It’s a minefield....See More
