What's wrong with this bungalow plan?

We are looking to build our forever home, a bungalow. My husband loves the plan attached and thinks it meets our brief perfectly but for some reason that I can't figure out, something isn't quite right. What do you all think? It gives us everything I want such as the 4 beds, walk in wardrobe and the large kitchen diner family room with a butlers pantry as well as a separate utility & storage. The only room that is missing looking at it now, is a study which would be nice. The room that inspired my want for a kitchen family room is attached and I'm not sure if it's this room on the plan that I'm not convinced about. Any opinions would be appreciated. Thanks.

Comments (5)nice house. where is it? i would start with a floor plan (measure the exterior and interior space and include window locations and heights) and then draw it up. then i would add a roof plan (draw the ridges, valleys and eaves on a piece of paper over the floor plan). then you want to get up into the attic space (if any) and find out if the roof rafters are bearing on any of the interior walls. this will let you know which walls are structural and which are simply partition walls (no structure on top of them). a floor plan will help others advise you about flow. if you want to knock down a bearing wall you will have to put in a column support or a structural header. 150 sq. m would be 1350 s.f. for U.S. posters. maybe there is an architecture student in your area that can help get it organized? it would be a good project for them......See MoreBungalow plans, ideas needed for my architect
Comments (121)I have built-in closets under the eaves of an American Bungalow style house in three bedrooms. They measure about 6'x 4', and my son even has a bed in one that is slightly larger, but the ceiling height is between about 2 1/2 and just barely 5 feet, so they aren't as efficient as they can be. In the master, I moved the rod to the back wall (it used to be only the depth of a hanger from the door) and down to a height to hang shirts and jackets, a little over 3' up, and this freed up the two existing short rods on the sides that are set about 4 plus feet up from the floor--long enough for most dresses, skirts and suits and such. This sort of U shaped arrangement works pretty well and the corners are for boxed out of season clothes and a short revolving (sort of a wire Lazy Susan) shoe rack....See MoreWhy don't Planning like rendering? Comments (10)Hi Victoria – thank you for your comment. We haven’t considered wood cladding, but I haven’t seen it around on neighbouring houses so I doubt planning would approve that. The other option we’ve considered is Hanging Tiles to match the roof, but the builder isn’t keen and I don’t like the extra cost – although if it keeps planning happy, I would prefer it to mismatching bricks!...See MoreHallway advice for farm bungalow renovation please? Comments (26)I agree - I ended up removing altogether or switching the opening direction on a bunch of doors in my house so they worked better with the layout and furniture. To me the best option is pocket doors which allow the space to be completely open or closed off when needed but you still get a solid wall either side to put furniture up against. They seem to be more common in America and really need planning at the early stages so the 'pocket' can be built in from the beginning....See More

6 years agoJonathan you are absolutely right. My husband found the plan on a New Zealand site and its designed for that country. The plan would have to be mirrored as I've attached, hope that everybody can read back to front with my labels included... If we decide on this plan, my husband wants to discuss any alterations with the company but I don't even know if the NZ company would work with us as British regulations must differ from New Zealand. I would imagine a local architect would be essential to understand local planning requirements. Right now I wish I was more excited about this as he is but that kitchen family dining room is clearly an issue for me, not so much by the size of the kitchen which I'm sure is adequate but it feels like it's tucked into a corner. Any more suggestions would be welcomed... Thank you everyone.

6 years agoI’m with Kenny that you mustn’t cut corners on the design. You can explore options cost effectively with a concept planner before using an architectural technician to get plans ready for the local authority.
A concept planner will spend time working with you to understand what you need, the plot and will then help you visualise the finished property and perhaps suggest ways of future proofing it.
I have played around a little for fun and if this helps then great. I suspect you need to consider your budget and the amount of square footage this is likely to buy.
