Layout dilemma - best use of space and rooms? Save me !!
Comments (19)Hi memyshell, Having rooms to let with en-suites is only going to increase the money that you can charge for each room so I think it is something you should try coming round to. (I have been in this sort of accommodation before) I do however having a toilet that is shared would be a massive plus to you as what happens when you or any of your housemates have guests do they use the en-suites? Does't sound practical to me however I have a plan using one of the plans that was already attached to the thread of this posts I will try and explain as best I can. Create a corridor that runs from the front door straight through to the wall at the back that be the wall of the kitchen/living and dining area. On the right of the wall make it a full length glazed screen so that when you walk in you can see straight to the garden but are keeping this a separate communal space. The space that is shown as reception room can be transformed into a small functional toilet (which I think is all you need) this will give guests a room to visit without entering a bedroom. The wall of the kitchen would run 3/4 of the way along the wall creating a opening rather than a door giving the space more of a flow. Make sure the door of the new bathroom is hidden behind the wall (almost in the center of the house) when standing in the kitchen area. If you require any other help don't hesitate to get in touch. May I ask where your project will be taking place as it may be something we may be able to work with yourself on? FMA...See MoreCheck out how we increased natural daylight in this London property..

Comments (9)Hi Larders are for storing so deside what you would store keep it very cool Yor half way there tiled wall great measure up for 1 or more for the side so you can turn around in & out & 1 or more deeper shelves to back just run them over the window with a plinth at the back note slate is a great choice it keeps cool A little expensive but here's the thing no bracket no screws just 1x notched out wooden post to the front corner Some good messurments this can be achieved by a rod cut to the length for. the shelf length less 2 to 3mm & use a product like EBT by SIKA to stick the 20mm slate to the tiles sides & back where its flat on the tile & not the bevelled part of the tile Level & prop in posion Give sealant time and some to cure take props away & you got seamless cool shelves with 1x corner post this is not a job or the fant hearted but it is so easy...See MoreRun out of ideas to make this narrow space work, help!
Comments (5)Thanks for the suggestion Picasso. We’ve considered moving the washer and dryer elsewhere but there’s no where practical they can go, or enough space for where is (it’s an old house with a complicated plumbing system, which is also under concrete) We will definitely have tall units as part of the design, which we’re hoping would house the fridge, freezer and oven/microwave. Potentially the washer and dryer too but we’re a family of 5 and used to having large drums (10kg+) and struggling to find integrated larger than 8kg. We would prefer to use our existing appliances but getting mixed messages from the kitchen designers we’ve been to see which is adding to our indecision’s. Some saying we can’t stack them some saying you can and others saying it’s better integrated. Apologies for all the extra info, we have so much to consider and never done this before so want to make sure we get it right....See MoreClipsal by Schneider Electric
