House/flat new build
Comments (52)I'd like a little more space to move around (and not bump my head) in both bedroom and bathroom. So in this case I'd opt for a bed near the balcony, because it would give a little more space to prevent the sink/toilet from going under the stairs. Having lived in a single room apartment (25m2) for years -and I loved it- I know making it flow and practical is so very important. Personally I did not mind my bed being used as a sofa too, but I did have quite a deep closet, so I could hang my clothes on the door (that didn't need washing yet) and had quite a large bathroom, so my dirty clothes were in a hamper....See MoreSelf build living space design help
Comments (19)Another recommendation for Karen @ OnePlan even more so if you're going back and forwards as she can show you a few ideas. Everything really seems set in stone bar the plant room? There also looks to be stairs on the gable end which I assume you need for letting the dogs out? My (very non-pro!) comments on your green plan. I'd reduce the plant room depth to 1500 and the gap between the island and units to 1200. I'd access the plant room from the larder end so lose the corner cupboard. I'd put the oven at the end of the sink run and just use shelves to balance the gap between the oven and window. It means losing the window seat however just thinking it would actually work better for extra seating in the living room? I'd go for a smaller hob and have it on the island away from the stools with a downdraft extractor. The living space is a little tight but assuming you're having a tv I'd hang it against the play room wall then chose a slim chaise sofa without arms so it doesn't visually close the space off coming up the stairs. I know sofa arms shouldn't normally overlap but I think it works with window seats. You may also be able to fit a small accent chair in the left corner next to the tv and then have a sideboard on the plant room wall for extra storage....See MoreSuggestions for open plan living dining kitchen for family of 6
Comments (23)Indeed! Lots of changes! I have 3 kids and having a front, separated lounge is essential: always tidy-ish and quiet-er! By putting a wall between lounge and kitchen, you could then use it to put floor to ceiling units in kitchen side( oven, fridge...) Then, get rid of units on left and have the space for the island of your dreams ! You could put a banquette on the right of the new extension , that might give you room for some seating. If it were my house, I would also make the entrance hall more spacious by getting rid of the first cupboard. ( maybe make the other one a little longer?) And as you only have 1 meter between the stairs and front door, I would open the front door the other way, so people walk in a spacious area, not a cramped space! I personally like a home with elbow room, rather than always have to squeeze by, going around furniture, bottled neck corridors, cramped hall where you cannot properly greet guests without brushing against each other... ‘Empty’ space can make a house feel luxurious... What ever you decide, your project is going to be life changing! Keep us posted!...See MoreHelp with floorplan in new build kitchen/diner/living?
Comments (6)Hello, Wow how exciting about the new house! Congrats! I like your ideas and where it's going - I can definitely see how the corner sofa/snug area will work well. Is there a main living room/lounge elsewhere at the property? I would be a little worried that with the corner sofa and dining table across where the sideboard is (and being that area is your main walkway with glazed doors to the garden) that it may feel like a slightly enclosed space. You could definitely add a small peninsula breakfast bar with overhang for a couple of seats - I would do this around the small boxed in wall area and have the worktop scribed to it. I would then consider having a much smaller sofa and dining table similar to the show home layout. I think the first and your main idea is probably the best layout - I would definitely try and measure the space if you can (site/show home permitting) and see what space you are left with and how the walk though space feels. If there is anything else I can help you with please do let me know. Good luck with the house and I hope it all goes smoothly. Charlie www.coveykitchens.co.uk...See MoreUser
