Comments (19)Hi, Firstly, I love the room, it has a lovely feel and the table, in my opinion, works really well. The issue for me is about zoning, you need to clearly define the spaces, open plan rooms need to have defined areas. The rug idea is really good idea but you need to make sure it is large enough to define the space and allow the chairs to sit on it even when pulled out. Have you considered putting a larger chandelier in to really define the space ? Something really OTT...... make a statement ! The windows would benefit from full length curtains even if they were dress only to frame the windows. These would soften the dining area and centralise the eye on the table / chandelier. The lights over the island are difficult to specify, if you put modern in the don't go with the dining room, if you put traditional in they don't go with the kitchen. Have a look at naval lanterns. The chrome ties in with the kitchen but the shape is essentially traditional. I use these a lot and they always look good, I hang them in groups of three or four. Love the black stools Jones 1987 have suggested. With regards to the back wall, pictures for me. Large black and black and white pictures. Adds interest and injects personality. Comments (17)Thanks urban space - we don't have under floor heating and the wood floor we had fitted about 5/6 yrs ago has been a nightmare. We did have an expansion joint but had so much movement and warping. We had the company back out beginning of this year and we had wanted to have a new floor at that stage but they said they could put right the existing one. Not sure on the technical term for what they did but they effectively relaid/ straightened it and used a resin with wood chips in to fill the gaps so you couldn't see them but within 5/6 months we have movement again and now all this resin is starting to rise out the top. For that reason I'm just not prepared to have a proper wood floor again - it might be down to the fitters but it has been extremely costly. By the time you add our dog into the mix and the scratches he has added to it I think a fake wood effect is the way to go for us...See MoreOpen plan kitchen/diner/living room layout
Comments (7)I would say first and foremost that as this is a large project, you can't do without a concept planner or someone that can draw up your plans in 3D so that you can 'vitually' walk around what you have in mind. You need to pay attention to your access doorways, they aren't marked on either plan. You will need to have the kitchen on the left and access both the pantry and utility from there. Therefore you will negate the whole of that wall for access to those two rooms. Placement of furniture that you would like / need has to be thought about along with the build. It's just as important. The 1st floor doesn't seem to work as there is no access to the Family Bathroom on the plan. Obviously you know the actual shape of the stairs and there are no dimensions which makes it difficult. However, you may need to create a landing and thus you would, if you use the layout given have to sacrifice one of the bedrooms or change the plan. A planner is essential, one that can give you the rooms sizes that you want and utilise the space available....See Moreminipie
