Building a new property in our garden

I am looking into the feasibility of building a single storey dwelling in my mum's garden so that she can downsize without leaving the village she lives in

I am looking for advice about where to start. initially want to get some idea of the plot is big enough and what chances of the local planning authority approving in the setting. who should I approach for this intial feasibility assessment?

Hey Claire,

Probably best to approach a planning consultant then an architect/architectural designer.

I am unsure as to your location, if you are Bath (or Shrewsbury) based I can recommend some planning consultants.

If the the planning consultants agree its feasible in outline they will suggest you get some planning drawings created, hence the architect/designer.

Pleached trees in part might look odd, as they're best placed to reinforce a formal layout such as a path or a full length of a boundary. I'd consider a focal tree as it only looks a small landing window. A Birch, Acer, Amelanchier, Prunus or all good small to medium garden trees that you could buy at a reasonable size to start with. The other thing, pleached trees are expensive and need correct staking/guying to keep them in place. A generous patio outside the living room doors provides immediate seating outside the house, whilst a smaller patio area in the NE corner will optimise the evening sun. This then lends itself to an asymmetrical layout but perhaps with a central lawn which the an adjoining path takes you round, The lawn could be oval on a NW - SE axis with paved areas in the NE and SW corners with generous planting to the boundaries to provide a setting to the whole garden and hide the boundaries. Hope that helps. At least you have a blank canvas!

Agree with Tamp about the sloping roof/round window being more aesthetically pleasing than the mock up. Also re: the render. I think it's a lovely looking house and it will make it very generic. I'd so keep the windows white as well to retain its period charm. By saving money here (I'd imagine realigning the roof would cos a fortune) I would knock down the sunroom and take down the dividing walls to the rooms across the back of the house, then having a lovely open plan kitchen, dining, lounging area open to the garden with bifolds or similar. I think I'd even knock the wall down from the hall so as you enter so you can see right through to the back of the house. You'd still have a separate lounge at the front and space, I'm sure, for a separate utility. Rather than a porch (or maybe as well as?) I'd consider converting the garage for a playroom/office or similar because it looks rather small for a modern car. Sorry I'm no good at mocking up plans and don't know whether all that structural internal work is a lottery winning budget but I'd def spend my money downstairs initially as its where you spend most of your waking hours. I think I'd put the dining table where the blue chair is at the moment - it's closer to the kitchen and then it squares off the living room a bit more. Putting narrow shelves into the alcove section of the wall is a great idea though - adds some character there and splits the long room into two sections. I don't really like the long sofa blocking up the space between the pillars so much - at the very least, pull it away from the wall even just a little bit. Moving the dining table then frees up the other corner for a reading/study spot and to enjoy the garden from. I wouldn't worry so much about creating zones as it's all going to be multi-functional - you'll see the garden wherever you sit, you can read in whatever seat is comfy at the time. You might find that you move the furniture around as seasons/needs change.

Hi Stacy, yes thats where my comment came from. I will look back at that again to see about the planting. I wasn't keen on the horizontal pavement. What I really need is a designer to look at the whole space. I'm not sure how to best build up the raised area and I'm worried it's going to be put together quickly and I will miss a key moment to get this right!
