Planning/sketching tool or app for for plans

Currently mulling over some layout changes to the ground floor of my house and wondered if there were any useful apps to help me muck around with floor plans etc. Any help appreciated

I use an free App call HouseDesign.

I use Room Arranger on iOS, although I know it’s on windows and possibly Android too. Free to use on ios, but if you want to save projects you need to pay £7.99 or similar. Considering the very costly mistakes this software has saved me from making, it’s well worth the few quid!

This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Light tunnels are a relatively cheap but useful way of getting light to darker places.

I use HouseDesign which is a Free App on my phone. You could also use the more sophisticated RoomPlanner that has a subscription. Alternatively employ a designer or concept planner to envisage several layouts more cost effectively than using your architect. You could also post the entire plan on Houzz for creative input from the community. Personally when I look at the plan I think that the space is made narrower by the two sets of stairs and the original stairs obscure flow from the front to back. Perhaps having one set of stairs in the centre of the house creates problems upstairs but I would be considering it as it might mean you can build less square footage and make a cost saving. Additionally the largest reception room seems to be on the lower level with borrowed light and in my opinion perhaps less frequently used rooms should be there with the living room further up the house.

I like both but prefer the angled plan. It gives you a larger patio space for the dining area where as with the other, some of the patio to the top might be wasted space if the area is primarily for storage etc

Hi Katy, congratulations on your new home. We have a mid terrace 1930’s house and a few years ago now extended at the back. I like the plan you have- toilet at the front with window, great idea- easier if the waste pipe is already at the front of your house too for the first floor bathroom. A couple of things I would say: I’m not convinced on the full length window, I would say if you really want bifolds make opening a bit bigger and leave enough blank wall to fit the depth of a cabinet/storage system on the left hand wall. I would def add double maybe frosted glass doors to separate the living room as and when required. Also I’d keep the island top clear of appliances, I use mine for food prep and lots of socialising (back when we could 😀) and a sink interrupts that, kids have breakfast, do homework, husband works there often and uses it as a standing desk. Also by keeping the kitchen on 1 side and living all on the same there is always a possibility of having a large sit down get together or a space for a dance floor! I’ve clearly missed socialising in lockdown, but in the interim it’s been a great space for PE with Joe all those days of homeschool. I’ve attached a photo and floor plan so you get the gist.
