Renovating Design Dilemma Kitchens

External wall width for extension

I want to turn the side return into a galley kitchen but I don't know if it is wide enough. The side return measures 1.9m from our current external wall to the garden fence shared with the neighbour. What I'm wondering is how much space the external wall will take away from the space we've got. Any advice would be great, thanks!

This will depend on the thickness of the new wall compared to the thickness of the old wall that will be removed.

If your old wall is a cavity wall it is likely to be similar thickness to the proposed new wall - so although you will lose that thickness on the new wall, you will actually gain a similar thickness back from the removal of the old wall.

If your current / old wall is solid (no cavity), the new wall will be a little bit thicker, but not by much. (I think less than 10 cm, but I could be wrong!). In this case, you will lose a little bit of space.

If you’re intending to have the galley kitchen solely in the side return area then it’s rather narrow I think, even before taking account of the external wall plus plaster. Even on 1.9m the units will take up 60cm depth each, so 1.2m which doesn’t leave a lot of room for opening doors and walking through. But if you’re planning to increase the size of the room which runs alongside the side return then that could be worth doing. You will also need to consider whether a party wall agreement will be needed.

I can imagine you must be demoralised because you can’t afford what you were dreaming of but I have got to say I get excited about this kind of house, it’s amazing high ceilings and finding one at an end so the garden is not shaded is brilliant. I think you could have a beautiful space if you put bifold doors between the kitchen and the lean to, raise the floor in the lean to so it’s the same height as the kitchen and have the same flooring for a feeling of continuity. The bifolds satisfy building regs as you don’t need to rebuild the lean to, you have a dining space for all but the coldest days and when it is cold you just close the bifold doors.

Has anyone made structural or layout changes or added an extension on a house that already had external wall insulation (EWI)? Did you have to drill through the EWI for new pipes, cables or new windows? How does it work? Plumbers and Window professionals on here - have you/would you made changes on a house that is wrapped with EWI? Like move a soil pipe in order to relocate an upstairs toilet or installed new windows after EWI?
